CHAPTER 152

MOBILE HOMES

§ 152.01 LIVABLE SPACE AND FOUNDATION REQUIREMENTS.

   All houses built, moved to, or in any other method placed on land (excluding licensed mobile home parks) within the corporation limits of the town, after the passing of this chapter, must:
   (A)   Have a minimum of 950 square feet of enclosed livable space; and
   (B)   Have the dwelling affixed to a permanent foundation.

§ 152.02 CONTINUANCE OF SETBACKS, LOT SIZE, SAFETY, AND GENERAL USE REGULATIONS.

   All other ordinances relating to set backs, lot size, safety, and general use shall continue to be in force.

§ 152.03 MOBILE HOMES AND MANUFACTURED HOUSES OF LESS THAN 950 SQUARE FEET.

   Mobile homes and manufactured houses of less than 950 square feet shall be placed in licensed mobile home parks only.

§ 152.04 A-A MANUFACTURE HOUSING.

   Manufactured homes, as scattered-site residences, shall meet the following requirements:
   (A)   Each unit or module of a mobile home shall bear a label certifying that it is built in compliance with the Federal Manufactured Home Construction and Safety Standards or the Standard for Mobile Homes, NFPA-501 ANS1-119.1.
   (B)   Minimum over-all size shall be 980 square feet of occupied space.
   (C)   Installation shall be permanent, with all mobile or hauling devices, such as tongue and axles, removed.
   (D)   Supporting piers shall be constructed on concrete footing to a minimum depth of 31 inches and be located to the manufacturers specifications for proper support of frame-bearing load.
   (E)   Tie-down and anchoring shall be done to the manufacturers specifications to resist all vertical uplift and horizontal wind loads.
   (F)   Perimeter of the mobile homes underpinning shall be of solid construction such as mortared masonry, stone, or other materials having the appearance of a permanent load-bearing foundation characteristic of site-constructed homes. Foundation of permanent enclosure to extend to a depth below frost level.
   (G)   All plumbing, electrical, and gas connections are to be made to comply with all local, state, and federal codes.
