CHAPTER 17

20 - R-3 LIMITED MULTIPLE-FAMILY ZONE

17.20.010 - Generally.

The following regulations shall apply in the R-3 limited multiple-family dwelling zone unless otherwise provided in this title.

17.20.020 - Uses permitted.

A.

Any use permitted in the R-1 and R-2 zones;

B.

Three-family dwellings, four-family dwellings, and bungalow courts;

C.

The accessory buildings necessary to such use located on the same lot or parcel of land.

17.20.030 - Building height.

Same as R-1 zone, Section 17.12.040.

17.20.040 - Front yard.

There shall be a front yard of not less than fifteen (15) feet except where lots comprising forty (40) percent or more of the frontage on one side of a street between intersecting streets are developed with buildings having an average front yard with a variation of not more than ten (10) feet, no building hereafter erected or structurally altered shall project beyond the average front yard line so established.

In determining such front yard depth, buildings located more than thirty-five (35) feet from the front property line or buildings facing a side street on a corner lot shall not be counted.

17.20.050 - Side yard.

Same as R-1 zone, Section 17.12.060.

17.20.060 - Rear yard.

Same as R-1 zone, Section 17.12.070.

17.20.070 - Area requirements.

The minimum lot area shall be not less than one thousand five hundred (1,500) square feet per dwelling unit.

There shall be a minimum distance of ten (10) feet between buildings used for dwelling purposes.

There shall be a minimum distance of six feet between a building used for dwelling purposes and an accessory building.

There shall be a minimum distance of six feet between accessory buildings.

Maximum lot coverage shall be thirty-five (35) percent.
