CHAPTER 1131
R-2 Two-Family Residence District
1131.01 PERMITTED USES.
In an R-2 Residence District, land may be used for, and buildings may be erected, altered or used for, only the following:
(a) Two-Family Residence.
(b) Public libraries, public museums, art galleries.
(c) Offices of charitable non-profit organizations, provided that said charitable non- profit organizations have been recognized by the Internal Revenue Service, pursuant to its rules and regulations, to be a charitable non-profit organization.

1131.02 HEIGHT REGULATIONS.
No building shall exceed two and one-half stories or thirty-five feet in height above the grade level, except as provided in Chapter 1145.

1131.03 AREA REGULATIONS.
(a) Front Yard. Front yard regulations within an R-2 Two-Family Residence District shall be the same as those enumerated under an R-1 Single-Family Residence District.
(b) Side Yard. The minimum side yard shall not be less than five feet in width. The sum of the widths of the side yards shall not be less than fifteen feet.
(c) Rear Yard. The minimum depth of a rear yard shall be not less than twenty-five feet.

1131.04 INTENSITY OF USE REGULATIONS.
Every lot or tract of land shall have an area of not less than 15,000 square feet, with a width of not less than 100 feet at the building line and a width of not less than fifty feet at the street line, except as otherwise provided in Chapter 1145.

1131.05 MINIMUM DWELLING SIZE.
Minimum home size shall be as follows: living area for each unit of a two unit building shall be 1,000 square feet.

1131.06 HOME OCCUPATIONS.
Conditionally permitted home occupations in single family residences shall be permitted in an R-2 and R-3 residential districts as long as the use meets all of the other requirements and conditions of home occupancy.
