In an R-2 Residence District, land may be used for, and buildings may be erected, altered or used for, only the following:

(b) Side Yard. The minimum side yard shall not be less than five feet in width. The sum of the widths of the side yards shall not be less than fifteen feet.
(c) Rear Yard. The minimum depth of a rear yard shall be not less than twenty-five feet.
