ARTICLE XI
IP Industrial Park Zone
§ 134-51 Primary intended use and permitted uses.
A.
The following specific uses permitted in this zone shall be conducted wholly within a completely enclosed building or in a court enclosed on all sides by buildings, except for public utility facilities not normally enclosed within a building:
(1)
The manufacture, compounding, processing, packaging or treatment of such products as: candy, drugs, pharmaceuticals and food products, except for slaughterhouses and the preparation of animal carcasses for the processing of animal hides.
(2)
The manufacture, compounding, assembly or treatment of articles of merchandise from the following previously prepared materials: bone, cellophane, canvas, cloth, cork, rope, cord and twine, plastics, natural and synthetic rubber, feathers, felt, fiber, fur, glass, hair, horn, leather, paper, plaster, metals, precious or semiprecious stones, shell, tobacco, textiles, wood, yarns.
(3)
The manufacture of ceramic products, using only previously pulverized clay.
(4)
Printing, publishing, lithographing, binding and kindred arts.
(5)
Central heating plant
(6)
Offices as permitted in the C-1 Zone and office record storage.
(7)
Electric transforming substations, rail freight stations or other necessary public service, public communication and transportation facilities.
(8)
Parking, Garages for pleasure or commercial vehicles.
(9)
Manufacture of musical instruments, toys, novelties and metal stampings.
(10)
Storage buildings and warehouses.
(11)
Manufacture and assembly of electrical or electronic devices, home, commercial and industrial appliances and instruments, including the manufacture of accessory parts or assemblies.
(12)
Laboratories: experimental, manufacturing and research.
(13)
Manufacture of textiles or textile products, including spinning and weaving, (but not including wool pulling or scouring, or jute or burlap processing or reconditioning, or hosiery and knitting mills).
(14)
Cinema, radio and television production.
(15)
Farm uses. (NOTE: No residences may be constructed for use by persons who are not engaged in agriculture on the premises which are being used for that purpose.)

(16)
Any other use that is determined by the Board of Adjustment to be of the same general character as the above-permitted uses.
B.
The above uses are permitted only when the following conditions are met:
(1)
A kiln must be fired by oil, gas or electricity. Each kiln capacity is less than 200 cubic feet.
(2)
No blast or reverberatory furnaces or foundries are used.
(3)
All mechanical punch or stamp presses are rated less than 100 tons' capacity.
(4)
All hydraulic presses are rated less than 2,000 tons' capacity.
(5)
No drop hammers are used.
§ 134-52 Accessory uses.
The following accessory uses shall be permitted in the IP zone:

§ 134-54 Building materials.
The buildings shall be of masonry construction or its equivalent or better. No building on any plot in an Industrial Park District shall be constructed of sheet or corrugated steel, iron or asbestos; nor shall any building be constructed or altered of wood frame. Should any such building be constructed of cinder or concrete blocks, tile blocks or tile bricks, the front of said building shall be finished with face brick, common brick painted, stone or their equivalent. When the exterior walls, except the front wall, are constructed of cinder or concrete block, unless such exterior walls are finished in stucco or Gunite or their equal, the joint shall be tooled or pointed, and such exterior walls shall be rubbed down and painted with a standard waterproofing paint.
