Sec. 114-161.- Development review.

(a)

All development within the city shall be reviewed in accordance with this chapter and other relevant city ordinances.

(b)

Proposed development permitted within the zoning district in which it will be located shall be submitted to the building official for review pursuant to the standard codes adopted in chapter 74.

(c)

Proposed development not in accordance with the standard codes shall submit those portions of the development which differ from the standard codes as a variance request.

Sec. 114-162. - Subdivision requirements.

(a)

Generally. Where proposed development includes the division of land into two or more lots or parcels, approval of the development plan by the building official shall be made contingent upon approval by the city commission of a plat conforming to the development plan.

(b)

Exceptions. The division of property for conveyance of land to a federal, state, county or municipal governmental agency, political subdivision, or a public utility does not constitute subdividing within the meaning of this code.

Sec. 114-163. - Development review procedures.

Applications for approval of proposed development within the city shall be reviewed in accordance with development review procedures established by the city and made available to the general public.
