ZONING DISTRICTS ESTABLISHED/ZONING MAP
(a)
For the purposes of this chapter, the Village of Bellport is hereby divided into classes of districts, as follows:
(1)
Residence A district.
(2)
Residence AA district.
(3)
Residence B district.
(4)
Business E District.
(5)
Professional Business District.
(b)
Said districts are bounded as shown on a map entitled "Zoning Map of Incorporated Village of Bellport, New York," comprising sheets, each relating to a separate portion of the village and together including the whole thereof, adopted concurrently herewith and certified by the village clerk, which map accompanies and, with all explanatory matter thereon, is hereby made a part of this chapter by reference.

Where uncertainty exists with respect to the boundaries of any of the aforesaid districts as shown on the zoning map, the following rules shall apply:
(1)
Where district boundaries are indicated as approximately following the center lines of streets or highways, street lines or highway right-of-way lines, such center lines, street lines or highway right-of-way lines shall be construed to be such boundaries.
(2)
Where district boundaries are so indicated that they approximately follow lot lines, such lot lines shall be construed to be said boundaries.
(3)
Where district boundaries are indicated as being approximately parallel to the center lines or street lines of streets or the center lines or right-of-way lines of highways, such district boundaries shall be construed as being parallel thereto and at such distances therefrom as is indicated on the zoning map. If no distance is given, such dimension shall be determined by the use of the scale shown on said zoning map.
(4)
Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracts of said railroad line.
(5)
Where the street layout actually on the ground varies from the street layout as shown on the zoning map, the designations shown on the zoning map shall be applied in such a way as to carry out the intent and purpose of this chapter for the particular area in question.
(6)
Lands lying under water shall be considered as being in the same district as the abutting upland.
