ARTICLE VIII

- MANUFACTURED HOMES

Sec. 130-201. - Prohibition.

Any further placement of manufactured homes, as defined by this chapter, within the corporate limits of the town, except in R-3 MHP districts, after the date of the adoption of the ordinance from which this article is derived to the zoning chapter of the town is hereby prohibited.

Sec. 130-202. - Existing manufactured homes.

All manufactured homes presently located in the town at the time of the adoption of the ordinance from which this article is derived are to be considered "nonconforming."

(1)

If moved, or if destroyed by natural causes, such manufactured homes may be replaced within six months of the initial date of loss. In such a case, if the manufactured home is not replaced within the final date of the six-month period, nonconforming use privileges will be lost. If after the nonconforming home has been removed for any reason or lost by natural causes, and the land is sold, the nonconforming use privilege is invalid.

Any homes presently considered "nonconforming" will be required to provide a written statement to the town of the nonconforming homes removal date or, in the case of the home having been destroyed, provide the date of loss. This date will become record as the start date and will be the same date, of the sixth month, when the use of the "nonconforming" privilege will be invalid.
