District Regulations
§ 225-10 Zoning districts.
The municipality is divided into the districts stated on Table 1[1] as shown by the district boundaries on the Zoning Map.

§ 225-11 District boundaries.
District boundaries shown on the lines of roads, streams, and transportation rights-of-way shall be deemed to follow the center lines. The vacation of roads shall not affect the location of such district boundaries. When the Zoning Officer cannot definitely determine the location of a district boundary by such center lines, by the scale or dimensions stated on the Zoning Map, or by the fact that it clearly coincides with a property line, he shall deny the application. The Zoning Hearing Board, upon appeal, shall interpret the location of the district boundary with reference to the scale of the Zoning Map and the purposes set forth in all relevant provisions of this chapter.
§ 225-12 Permitted uses.
The permitted uses for each district are shown on Table 1,[1] if all conditions and provisions of this chapter are met.

§ 225-13 Conditional uses.
The governing body may authorize conditional uses as specified in Table 1, if all conditions and provisions of Article IV are met.
§ 225-14 Special exception uses.
The Zoning Hearing Board may authorize special exceptions uses as specified in Table 1, if all conditions and provisions of § 225-65 are met.
§ 225-15 Height regulations.

No structure shall exceed 35 feet in height above average ground level, the measurement taken from the average grade of the footprint of the building to the highest point of the top surface of a flat roof or midpoint of the highest sloped roof surface.
§ 225-16 Lot and yard requirements.

The minimum lot area, mean width of lot, minimum depth of front yard, and minimum width of each side yard for each district shall be as shown on Tables 1 and 2.[1]
A.
Lots which abut on more than one street shall provide the required minimum front yard setbacks along every abutting street. The remaining yards shall meet minimum side yard setback requirements.
B.
All structures, whether attached to the principal structure or not and whether open or enclosed, above normal grade level shall not project into any minimum front, side or rear yard, except that eaves, cornices and other similar architectural features shall be permitted to project into a required yard by no more than 24 inches.
C.
Nonresidential structures or uses shall not be located or conducted closer to any lot line of any other lot than the distance specified in Table 2.
D.
Any portion of a lot once used as a yard or as lot area per family in compliance with the area requirements of the district regulations of this chapter shall not be counted again as required yard or lot area per family of another building.
E.
No structure or use of land which has nonconforming yards may be enlarged or expanded in any manner which will further extend the nonconformity or reduce the minimum dimension of such nonconforming yards.
F.
One and only one principal structure, together with permitted accessory structures, may be permitted on any lot, except that two or more principal structures may be permitted only as a part of an approved planned residential development plan where permitted by Borough Council.
G.
Natural vegetative cover of any lot shall not be removed for construction or any other activity except as permitted on Table 1. The purpose is in order to retain a natural environment and native plants.
I.
No debris shall be dumped onto road rights-of-way.
J.
Portable storage unit or refuse dumpster. These will be considered temporary in nature and shall be permitted for a period of time not to exceed 30 days unless such unit is being used in conjunction with construction activity as evidenced by a valid building permit. These units shall not be stored in the front or side yard unless they are on a driveway or parking pad.
