Establishment of Districts
§ 122-4 Enumeration of districts.
For the purpose of this chapter, the Village is hereby divided into two classes of districts, as follows:

Residence A-2 District | (one-half-acre minimum lot) |
§ 122-5 Designation of district boundaries; Official Map.
The boundaries of these districts are hereby established as shown on the map attached to and made part of this chapter, which map is entitled the "Official Zoning District Map of the Incorporated Village of Centre Island, County of Nassau, State of New York, dated November 1978," and all notations, references and other things shown thereon shall be as much a part of this chapter as if the matters and things shown on said map were all fully described herein.[1]

§ 122-6 District boundary descriptions.
The districts designated on said map and as hereby established are bounded and described as follows:
A.
The area of the Residence A-1 District shall be all that part of the Village which is not embraced in the district described below.
B.
The area of the Residence A-2 District shall be all that part of the Village which is embraced within the following described boundaries:

The point or place of beginning is distant from the intersection of the division line between the Incorporated Village of Bayville and Centre Island with the center line of Centre Island Road southerly along the center line of Centre Island Road 6,584.31 feet and northwesterly 16.72 feet to the southeast corner of Harbor View, a subdivision, and the point of beginning; thence from said point of beginning northwesterly along the land formerly Brokaw the following three courses and distances: north 84° 42' west, 172.97 feet to a stone monument; north 86° 44' west, 100.0 feet to a stone monument; and north 85° 57' west, 466.87 feet to the mean high waterline of Oyster Bay Harbor; thence northwesterly and northeasterly along the mean high waterline of Oyster Bay Harbor the following three courses and distances: north 0° 30' west, 41.7 feet; north 11° 21' west, 64.3 feet; and north 20° 47' east, 327.9 feet to land formerly Bullock; thence southeasterly along the land of Bullock south 71° east, 735.27 feet to the westerly line of Centre Island Road; thence southwesterly along the westerly line of Centre Island Road the following two courses and distances: south 44° 47' west, 39.65 feet; and south 9° 49' west, 211.59 feet to the point or place of beginning.

Continuing southerly along the center line of Centre Island Road from the above-mentioned point 6,584.31 feet southerly from the Village line 2,269.38 feet (a total of 88,853.66 feet); thence southeasterly 16.56 feet to the northwesterly corner of Centre Island Estates, a subdivision, and the point or place of beginning; thence from said point of beginning southeasterly along land formerly of Townsend south 59° 27' east, 617.20 feet to the mean high waterline of Oyster Bay Harbor; thence southwesterly along the mean high waterline of Oyster Bay Harbor the following four courses and distances: south 19° 44' west, 124.0 feet; south 27° 30' west, 359.0 feet; south 0° 05' east, 205.80 feet; and south 15° 11' west, 117.60 feet to the land now or formerly Bullock; thence northwesterly along land formerly Bullock north 59° 27' west, 766.00 feet to the easterly line of Centre Island Road; thence northeasterly along the easterly line of Centre Island Road the following three courses and distances: north 29° 23' east, 318.04 feet across Roosevelt Road; north 27° 58' east, 380.35 feet; and north 25° 33' east, 73.06 feet to the point or place of beginning.

Continuing southerly along the center line of Centre Island Road from the above-mentioned point 8,853.66 feet southerly from the Village line 74.15 feet; thence northwesterly 16.50 feet to the northeasterly corner of the Bayview Development, a subdivision, and the point or place of beginning; thence from said point of beginning southwesterly along the westerly line of Centre Island Road south 27° 50' west, 388.57 feet to land formerly Shaw; thence along the land of Shaw north 89° 00' 30" west, 630.06 feet to land formerly Jagger to the mean high waterline of Oyster Bay Harbor; thence along the mean high waterline of Oyster Bay Harbor the following five courses and distances: north 40° 44' 30" east, 26.37 feet; north 49° 56' east, 200.02 feet; north 54° 54' east, 293.83 feet; north 37° 42' east, 92.61 feet; and north 42° 59' east, 42.66 feet to land formerly of Rusch; thence southeasterly along land of Rusch south 63° 54' 30" east, 803.06 feet to the westerly line of Centre Island Road and the point or place of beginning.
