Under the age-restricted attached housing overlay development option there shall be permitted not more than five dwelling units of attached age-restricted housing per gross acre of land, and there shall be a maximum of 10 attached age-restricted dwelling units may be created on a lot.

The applicant of an attached age-restricted development may submit a concept plan for informal review and comment by the Planning Board. The purpose of the informal review is to identify project planning issues related to the subject parcel, with particular regard to adjacent land uses and to ensure that the applicant is advised of design concerns at the outset of project planning.

Attached age-restricted development shall be designed to maintain and enhance the architectural character of the environs in which the development shall be located. Age-restricted development design shall maintain and enhance the character of Main Street with particular regard to architectural design themes consistent with the Borough's Historic Preservation and Architectural Review procedures found in Article XI of this chapter.

Existing frontage structures along Main Street shall be retained. Existing buildings that contribute to the Borough's historic character and patterns of development along Main Street shall be retained and integrated into the attached age-restricted development. A limited, nonresidential component may be included within an attached age-restricted development, provided that such use conforms to all of the requirements of the zone in which the development is located and the design standards of this section.

Setbacks. All buildings constructed in an attached age-restricted development shall conform to the minimum setback requirements for the zone in which it is located, except that a minimum side yard of 30 feet shall be maintained.

Parking. There shall be provided not less than two parking stalls, at least 10 feet wide by 20 feet deep for every age-restricted dwelling unit. Handicapped parking stalls shall be provided in accordance with residential site improvement standards.

Landscaped buffer requirement. A landscaped buffer strip not less than 25 feet in width shall be provided along all side and rear property lines. The landscaped buffer shall consist of a mix of evergreen and deciduous trees, at least 12 feet in height at the time of planting, in a staggered double row spaced not more than 15 feet apart. A dense understory of evergreen and flowering shrubbery shall be provided along the entire length of the landscaped buffer strip, which shall be planted such that a continuous screen of vegetation shall be established at the time of planting.

On-site pedestrian walkways and sidewalks shall be provided adjacent to all buildings and throughout the site and integrated into Main Street sidewalks. Sidewalks along Main Street shall utilize the Borough's approved sidewalk materials. Pedestrian walkway and sidewalk materials throughout the development shall be consistent with the Borough's sidewalk plan. Pedestrian connections to adjacent parcels and open space areas shall be provided where it is deemed by the Planning Board that such connections will provide benefits for pedestrian circulation within the Borough.

Leisure space. There shall be provided not less than two hundred square feet (200 square feet) of exterior leisure space, such as but not necessarily limited a patio or porch, appended to at least one exterior exit for each attached age-restricted dwelling unit.

Social and recreation common areas. Each attached age-restricted development project shall include common outdoor social and recreation facilities for the use and enjoyment of the residents of the development. Social and recreation common areas shall include without limitation active recreation areas, outdoor social gathering spaces, gazebos, pavilions, bocci courts, horseshoe pits, picnic areas, etc., including benches and tables for the use and enjoyment of residents of the development. Site amenities such as gardens should also be provided for the residents of the age-restricted development. Social and recreation common areas shall be not less than 10% of the unconstrained area of the tract.
