Establishment of Districts

§ 195-112 Designation of zoning districts.

For the purpose of this Part 3, the Township is hereby divided into the following classes of land use districts:

§ 195-113 Zoning Map.

The location and boundaries of districts established herein are shown on the current Zoning Map, as amended, which map accompanies and is declared to be part of this Part 3. The Zoning Map is on file in the office of the Township Clerk and is hereby incorporated in and made a part of this Part 3 as though appended thereto.[1]

§ 195-114 District boundaries.

Where uncertainty exists as to the boundaries of any of the districts established, as shown on the Zoning District Map, the following rules shall apply:
A. 
District boundary lines are intended to follow the center line of streets, alleys, and watercourses, parkway and railroad rights-of-way, or lots and parcels as they exist on plots of record at the time of the enactment of this Part 3.
B. 
Where such a district boundary line does not coincide with such center lines, right-of-way lines or lot or parcel lines, or where it is not shown by dimensions or otherwise clearly indicated, its location shall be determined by the scale of the map.
C. 
Where a boundary line dividing two or more districts divides a lot or parcel of record, the district covering the greatest portion of the frontage of such lot or parcel shall be considered as extending to the entire lot or parcel, providing that such extension shall be within 50 feet of the dividing boundary line and shall include the entire lot or parcel.
D. 
Where not resolved, the exact location of a district boundary line shall be determined by the Zoning Board, as provided in § 195-18.
