Regulations
A lot may be used and a structure or part of a structure constructed, reconstructed, altered, occupied or used only as this title permits. [Ord. 1138 § 1, 1992. Code 1966 § 17.02.010.]
No lot dimensions, yards or off-street parking area existing on or after February 11, 1971, shall be reduced below the minimum requirements of this title. [Ord. 1138 § 1, 1992. Code 1966 § 17.02.020.]
The provisions of this chapter are intended to unite with other related land use regulations. These regulations should be consulted to assure compliance with all applicable standards, including the shorelines management master program, street standards, building code, subdivision regulations and port authority regulations. The planning commission may recommend that a use not specifically listed among the permitted uses in a zone shall be a permitted use in that zone if it is similar to the permitted uses in the zone, and if it is not specifically designated as a permitted use in another zone; provided, its effect on adjacent property is substantially the same as the permitted zone. [Ord. 1138 § 1, 1992. Code 1966 § 17.02.040.]
In the interpretation and application, the provisions of this title shall be held to be minimum requirements, adopted for the promotion of the public health, safety or general welfare. Wherever the requirements of this title are at variance with the requirements of any other lawfully adopted rules, regulations, ordinances, deed restrictions or covenants, the most restrictive, or that imposing the higher standards, shall govern. The provisions of this title are severable. If any section, sentence, clause or phrase is ruled by a court to be invalid, the ruling shall not affect the validity of the remaining portion of this title. [Ord. 1138 § 1, 1992. Code 1966 § 17.02.060.]
For the purpose of this title, the following zones are established:

(1) Boundaries of zones established by this title are indicated on a map entitled “Official Zoning Map of the City of Clarkston,” which is adopted by reference.
(2) The boundaries may be further modified in accordance with the official zoning map amendments which shall be adopted by reference. A print of the adopted map or map amended, certified by the mayor and city clerk, shall be maintained in the office of the city clerk as long as this title remains in effect. [Ord. 1138 § 1, 1992. Unless otherwise specified, zone boundaries are section lines, subdivision lines, lot lines, centerlines of streets, alleys or such lines extended. [Ord. 1138 § 1, 1992. Code 1966 § 17.02.090.]
