The city Standard Development Specifications, dated April 2002, are incorporated herein by reference as though fully set forth in this chapter. A copy of the adopted specifications are available in the office of the city clerk.
On April 14, 2008, the city adopted the county joint comprehensive plan, which is incorporated herein by reference as though fully set forth in this chapter, as amended from time to time. A copy of the adopted plan is available in the office of the city clerk.
The following words, terms and phrases, when used in this chapter, shall have the meanings ascribed to them in this section, except where the context clearly indicates a different meaning:
Accessory use or building means a use or building customarily incidental and subordinate to the principal use or building and located on the same lot with such principal use or building.
Boardinghouse or roominghouse means any dwelling in which three or more persons either individually or as families are housed for hire with or without meals.
Building means any structure intended for shelter, housing, or enclosure of persons, animals or chattels.
Business sign means an attached or freestanding structure on which are announced the business use of the premises and for the name of the operation of the business.
Centerline of streets means a line surveyed and monumented as such, or, if a centerline has not been surveyed and monumented, it shall be that line running midway between the outside curbs or ditches of the street.
Dwelling means a building designed or used for permanent living quarters for one or more families or individuals.
Dwelling unit means one or more rooms with kitchen facilities designed as a unit for occupancy by one family for cooking, living and sleeping purposes.
Family means one or more persons occupying a dwelling unit and living as a single housekeeping unit.
Gas means any combustible gaseous or liquified mixture used for illumination or fuel including all forms of petroleum (gasoline, propane, butane).
Home occupation means an occupation or activity and the retail sales of the products of such activity only when situated in the same building used as a private residence and conducted by residents only. Such activity shall be confined to 25 percent of the floor area of the residence, and one sign not over two square feet in area may be displayed.
House trailer or mobile home means a vehicle with or without its own motive power, equipped for or used for living purposes and mounted on wheels or originally designed to be so mounted and transported.
Lot means a parcel of land occupied or capable of being occupied by one or more buildings, including accessory buildings or used incidental to them, and including such open spaces as are required by this chapter.
Lot width means the distance between the side boundaries of the lot measured at the front building line.
Major street means a street or highway within the city which is designated as a state highway or as a federal highway.
Map or zoning map means the official zoning map of the city.
Structure means anything constructed or erected on the ground or attached to something located on the ground.
Trailer park or court means any portion or parcel of land designed to accommodate one or more house trailers to be used for living or sleeping purposes, including any land, building, structure or facility used by the occupants of house trailer on such property.
Used or occupied, as applied to any land or building, shall be construed to include the words "intended," "arranged" or "designed" to be used or occupied.
Yard means an open space on the same lot with a principal building, unoccupied except as permitted by this chapter.
Yard, front, means an open, unoccupied space on the same lot with a principal building, extending the full width of the lot and located between the street line and the front line of the building projected to the side lines of the lot.
Yard, rear, means an open space on the same lot with a principal building, unoccupied except by a permitted accessory building or use, extending the full width of the lot and located between the rear line of the lot and the rear line of the building projected to the side lines of the lot.
Yard, side, means an open, unoccupied space on the same lot with a principal building located between the building and the side line of the lot and extending from the rear line of the front yard to the front line of the rear yard.
