INDUSTRIAL USES

§ 152.215 LIMITED INDUSTRIAL USES.

   (A)   Definition. A LIMITED INDUSTRIAL USE is one which ordinarily uses only light machinery, is conducted entirely within enclosed, substantially constructed buildings, does not use the open area around such buildings for storage of raw materials or manufactured products or for any other industrial purpose, other than loading and unloading operations in the rear; and which is not noxious or offensive by reason of the emission of smoke, dust, fumes, gas, odors, noises or vibrations beyond the confines of the building.
   (B)   Locations permitted. In the B2, M1 and M2 Districts.

§ 152.216 LIGHT INDUSTRIAL USES.

   (A)   Definition.
      (1)   A LIGHT INDUSTRIAL USE is one which requires both buildings and open area for manufacturing, fabricating, processing, heavy repairing, dismantling, storage or disposal of raw materials, manufactured products or wastes, which is not injurious to health or safety of humans or animals, or injurious to vegetation; and which is not noxious or offensive by reason of the emission of smoke, dust, gas fumes, odors or vibrations beyond the limits of the premises upon which such industry is conducted.
      (2)   Included in this classification are all industrial uses fully complying with the above definition, plus:
         (a)   Automobile wrecking and/or junk storage as conditional uses permitted in accordance with the procedure specified for conditional uses, §§ 152.245 through 152.248;
         (b)   Poultry slaughtering and wholesaling;
         (c)   Veterinary hospital or kennel;
         (d)   Bulk storage of inflammable fluids in above ground tanks, but not oil refinery tanks;
         (e)   Truck terminal;
         (f)   Railroad freight house;
         (g)   Utilities storage yard;
         (h)   Coal, coke or wood yard;
         (i)   Lumber yard;
         (j)   Contractor’s plant or storage yard;
         (k)   Bus line shops or garage;
         (l)   Building material storage yard; and
         (m)   Carting, express, hauling or storage yard.
   (B)   Location permitted. In the M1 and M2 Districts.

§ 152.217 HEAVY INDUSTRIAL USES.

   (A)   Definition. A HEAVY INDUSTRIAL USE is one which requires buildings and open area for manufacturing, fabricating, processing, heavy repair, dismantling, storage or disposal of raw materials, manufactured products or wastes; which is not injurious to the health or safety of humans or animals, or injurious to vegetation; and which has not been declared a nuisance in any court of record.
   (B)   Locations permitted. The following classifications of industrial uses are permitted in the M2 Districts:
      (1)   Any industry complying with the above definition;
      (2)   Railroad yards and shops;
      (3)   Automobile wrecking or junk storage as conditional uses permitted in accordance with the procedure specified for conditional uses, §§ 152.245 through 152.248; and
      (4)   Any use permitted in the B1, B2 and M1 Districts, unless otherwise excluded.
