These two plans produce the same lot yield (34 new lots), yet the bottom example preserves 2/3 of the open space. It is also important to remember that, because most lot buyers also purchase rights to the open space, total land values will be at least as high as in the top example and probably higher due to the enhanced usability of that open space.
