GENERALLY

Sec. 13-400. - Comprehensive plan incorporated.

The future land use element of the unified comprehensive plan establishes a future land use category for all parcels of land within the incorporated area of the City of Coleman. The purpose of this article is to set forth the regulations required to implement such future land use categories and requirements, and supplemental land use regulations determined necessary by the council. All land use within the incorporated area of the city shall comply with this article unless exempted pursuant to article I (General Provisions).

Sec. 13-401. - Official zoning map.

(a)

Map adopted. There shall be a map established, drawn and maintained, as amended from time to time, known and designated as the City of Coleman official zoning map (herein referred to as zoning map). It shall be prepared and maintained by the director, and shall show the boundaries and identifications of all zoning districts within the city's jurisdiction. This map shall be dated and drawn and maintained either electronically or manually, to scale, on a durable material from which copies can be made, to show the current zoning of all parcels of land within the council's jurisdiction.

(b)

Applicability to existing parcels.

(1)

Lots divided by zoning district lines. Whenever a single parcel is located within two or more different zoning districts, each portion of that parcel shall be subject to all the regulations applicable to the district in which it is located.

Allowable zoning districts within land use categories. Table 13-401A identifies one or more zoning districts allowed within each land use category on the FLUM of the comprehensive plan.
