District regulations. Only the uses listed below shall be permitted in the General Industrial District. All uses must conform to the lot, yard setback and maximum height regulations stipulated herein, as well as other appropriate requirements of this chapter.[2]
Retail sale of products other than motor vehicle fuel shall be expressly prohibited. In instances where another primary use exists on a parcel, retail sale of products shall be permitted as accessory to that primary use pursuant to § 200-28D.
In addition to the regulations in the General Industrial District, § 200-11U, Automobile service stations, shall also apply to lots or portions thereof utilized for motor vehicle fueling station.
Retail sales and customer service. Individual retail establishments shall not be permitted. However, retail sales and customer service areas shall be permitted as an accessory use to any of the permitted primary uses listed above and in accordance with the following:
Retail sales and customer service area size. Area within a building devoted to retail sales or facilitating customer interaction regarding the provision of a service shall be restricted, as follows:
For buildings less than or equal to 20,000 square feet gross floor area (GFA), the maximum size of a retail sales and/or customer service area shall not exceed 20% of the GFA.
For buildings greater than 20,000 square feet GFA, the maximum size of a retail sales and/or customer service area shall not exceed 4,000 square feet, plus 10% of the GFA greater than 20,000 square feet.
