ARTICLE XII

R-2 Medium Density Residential District

§ 680-88 Declaration of legislative intent.

In expansion of the declaration of legislative intent and the statement of community objectives contained in Article I and the specific intent of this district is to:
A. 
Provide reasonable standards and regulations.
B. 
To promote the maintenance, stability, and continued viability of the Borough's medium density single-family and two-family residential neighborhoods.
C. 
To provide for infill and new development, along with appropriate redevelopment.

§ 680-89 Permitted uses.

In the R-2 District, a building may be erected or used or occupied and a lot may be used or occupied for any of the following purposes and no other:
A. 
Single-family detached dwelling.
B. 
Single-family semidetached dwelling (twin), provided that the dwelling with which it has a party wall in common is erected at the same time.
C. 
Public park, playground, and other outdoor recreational areas not operated commercially for profit and owned by a governmental or nonprofit agency.
D. 
Family day care home in compliance with § 680-56 of this chapter.
E. 
Accessory uses, in compliance with § 680-45 of this chapter.
F. 
Student homes are permitted when authorized as a special exception subject to the following provisions and the provisions of § 680-71:
(1) 
Shall be located in an existing SFD or twin.
(2) 
Shall have no more than three residents per student home.
(3) 
Shall have a floor area of at least 1,500 square feet, exclusive of basements, garages, and accessory buildings.

§ 680-90 Area regulations.

A. 
Lot area. Minimum lot areas shall be regulated by the following:

B. 
Lot width. Each lot shall have a width at the building line of not less than 50 feet for an individual unit in a semidetached dwelling and 75 for detached dwellings and other permitted structures.
C. 
Building area. For a single-family detached dwelling, a maximum of 30% of the lot area may be occupied by buildings. For a single-family semidetached dwelling, a maximum of 40% of the lot may be occupied by buildings.
D. 
Maximum impervious surface coverage. For a single-family detached dwelling, no more than 45% of the lot area, and for a single-family semidetached dwelling, no more than 55% of the lot are shall be covered by impervious surfaces.
E. 
Yards. Front, side, and rear yards shall be provided on each lot as follows:
(1) 
Front yard. One yard not less than 40 feet in depth, measured from the legal right-of-way to the building line.
(2) 
Side yards.
(a) 
In the case of a detached dwelling, two yards not less than 23 feet in aggregate width, and neither less than 10 feet, except that, in the case of a corner lot, the yard abutting a street shall be equal to the minimum required front yard.
(b) 
In the case of a semidetached dwelling, there shall be one side yard, the width of which shall be not less than 10 feet, except that, in the case of a corner lot, the yard abutting a street shall be equal to the minimum required front yard.
(3) 
Rear yard. One yard not less than 40 feet in depth.

§ 680-91 Height regulations.

No building shall exceed 35 feet in height. Accessory uses may not exceed a maximum of 15 feet.

§ 680-92 Parking and signs.

All parking spaces and all signs erected in the R-2 Residential District shall be in accordance with Article IX, Off-Street Parking, and Article XXIII, Signs, of this chapter.
