The purpose of establishing the following Business District is to provide within the Borough of Collingdale a full range of business activities needed by Borough residents, employees and visitors in appropriate locations and accessible to all. It is also the intent of this district to encourage a sound environment for maintenance and expansion of job opportunities as well as to stabilize the tax base. It is further the intent of this Article IV to provide these commercial facilities in locations and configurations which are served by mass transit and by the regional highway system and in locations which will not permit incompatible relationships of uses and which will not permit encroachment upon sound residential environments of the Borough and which are consistent with the Comprehensive Plan.
All uses permitted in the "B" Residence District, subject to the requirements of § 610-20; however, this use shall not be mixed with any other use under this article.
Commercial service shop such as plumbing, heating, electric, air conditioning, upholstery, printing shops, excluding vehicle sales, service and repair.
Restaurant, except drive-in or drive-through restaurant, which shall be permitted only in the case where a special exception is granted by the Zoning Hearing Board.
Other uses permitted as a special exception by the Zoning Hearing Board. Theater, ballroom, dance hall or other place of amusement, provided that off-street parking shall be provided in accordance with § 610-30 of this chapter and that adequate screening from residences shall be provided.
Front yard. A front yard is not required except when the business use is in the same block frontage with a residential use; the business shall then be set back a distance at least equal to that of the residential use.
Side yard. Side yards are not required, except for detached buildings, which require two side yards, neither of which shall be less than 10 feet in width.
Approval of site plans. Site plans shall be prepared and submitted in accordance with § 610-42.
