ARTICLE I

- INTRODUCTION

Section 100.- Title.

AN ORDINANCE OF THE CITY COMMISSION OF THE CITY OF CORDELE, GEORGIA, CREATING ZONING DISTRICTS AND REGULATING LAND THEREIN, INCLUDING THE LOCATION, HEIGHT, BULK, NUMBER, SIZE AND APPEARANCE OF BUILDINGS AND STRUCTURES, THE SIZE OF YARDS, COURTS AND OTHER OPEN SPACES, THE DENSITY AND DISTRIBUTION OF POPULATION, THE USES OF BUILDINGS AND STRUCTURES AND LAND FOR RESIDENCE, TRADE, COMMERCE, INDUSTRY, RECREATION, PUBLIC ACTIVITIES OR OTHER PURPOSES; ADOPTING A MAP ESTABLISHING THE BOUNDARIES OF SAID DISTRICTS; PROVIDING FOR ADMINISTRATION AND AMENDMENT; PROVIDING FOR PENALTIES FOR VIOLATIONS; REPEALING CONFLICTING ORDINANCES; AND FOR OTHER PURPOSES.

Section 110. - Enactment and authority.

Pursuant to the authority conferred by the General Planing and Zoning Enabling Act, Article IX, Section 2, paragraph 4 of the 1983 Constitution of the State of Georgia and amendments thereto, the City Commission of the City of Cordele hereby ordains and enacts into law the following articles and sections:

Section 120. - Short title.

This ordinance shall be known as and may be cited as "THE 1999 ZONING ORDINANCE" for the City of Cordele, Georgia.

Section 130. - Jurisdiction.

The provisions of this Ordinance shall govern the use and development of all land, buildings, and structures within the incorporated limits of Cordele, Georgia.

Section 140. - Purpose.

The purpose of these regulations shall be to promote the health, safety, morals, convenience, order, prosperity and the general welfare of the municipality; lessen congestion in the streets; secure safety from fire, panic and other dangers; provide adequate light and air; prevent the overcrowding of land; avoid undue concentration of population; improve the aesthetic appearance of the municipality; promote desirable living conditions and sustained stability of neighborhoods; preserve the value of buildings and encourage the most appropriate use of land and buildings throughout the municipality; facilitate the adequate provision of transportation, water, sewerage, schools, parks and other public services; all in accordance with the municipality's adopted comprehensive plan.
