- C-1 NEIGHBORHOOD COMMERCIAL ZONE C-1 ZONE
The purpose and intent of the C-1, Neighborhood Commercial Zone are to permit the establishment of needed commercial developments in areas not presently zoned for such uses and to minimize any detrimental effects of these developments on existing land uses.

In a C-I zone, only the following uses are permitted as are hereinafter specifically provided and allowed, subject to the provisions of chapter XII [XV] governing off-street parking requirements:
Barber shops or beauty parlor.
Curb market.
Doctors, dentists, optometrists, chiropractors and other practicing the healing arts for human beings, and related uses as oculists, pharmacies (prescription only), biochemical laboratories and X-ray laboratories.
Florist shops.
Funeral parlors.
Laundromats.
Private clubs, fraternities, sororities and lodges, excepting those the chief activity of which is a service customarily carried on as a business.
Real estate business.
Signs.

Every use permitted shall be subject to the following conditions and limitations:
1.
All uses shall be conducted wholly within a building except such uses as electrical transformer substations and nurseries for sale of plants and flowers and similar enterprises customarily conducted in the open.
2.
Permitted signs shall be limited to identification of occupants, type of use or commodity sold or serviced on the premises, or the lease, sale or rental of the premises.
3.
Storage shall be limited to accessory storage of commodities sold on the premises.

No commercial structures shall exceed a height of 35 feet.

A 20-foot yard shall be provided. A 40-foot setback is to be provided if parking is placed in front of structures.

Unless otherwise required by a precise plan, no side yard need be provided; if a side yard is provided, it shall be a minimum of five feet.

On any lot, the rear lot line of which abuts property in any "W" zone and no alley intervenes, no building shall be erected closer than 30 feet to the rear lot line; provided further if such a lot abuts upon an alley, no building shall be erected closer than 20 feet to the rear lot line of such lot.
