ARTICLE IV

ZONING DISTRICTS ESTABLISHED; ZONING MAP

Sec. 113-167.- Districts created.

For the purpose of this chapter, the village is hereby divided into the following zoning districts:

(1)

E-1, Estate Single-Family Residential District.

(2)

R-1, Single-Family Residential District.

(3)

R-2, Single-Family Residential District.

(4)

R-3, Two-Family Residential District.

(5)

R-4, Multifamily Residential District.

(6)

C-1, Community Business District.

(7)

C-2, Highway Business District.

(8)

C-M-1, Business Park.

(9)

M-1, Industrial District.

(10)

A-1, Agricultural District.

(11)

Co-1, Conservancy District.

(12)

PUD, Planned Unit Development Districts, including residential PUD, commercial PUD, industrial PUD and mixed compatible use PUD.

Sec. 113-168. - District boundaries.

(a)

Zoning map. The boundaries of the districts enumerated in section 113-167 are hereby established as shown on a map entitled "Zoning Map, Village of Deerfield, Wisconsin," and dated July 14, 1997, which is hereby adopted by reference and made a part hereof. The map shall bear upon its face the attestation of the village president and the village administrator-clerk-treasurer and shall be available to the public in the office of the village administrator-clerk-treasurer.

(b)

Location of district boundaries. The boundaries shall be construed to follow corporate limits; U.S. Public Land Survey lines; lot or property lines; centerlines of streets, highways, alleys, easements and railroad rights-of-way; or such lines extended, unless otherwise noted on the zoning map.

(c)

Effect of vacation of streets and alleys. Vacation of public streets and alleys shall cause the land vacated to be automatically placed in the same district as the abutting side to which the vacated land reverts.

(d)

Effect of annexations and consolidations. Annexations to or consolidations with the village subsequent to the effective date of the ordinance from which this chapter is derived shall be placed in the A-1 Agricultural District unless the annexation ordinance temporarily placed the land in another district. Within one year, the plan commission shall evaluate and recommend a permanent district classification to the village board.
