Zone Agriculture
The AN district is intended to preserve lands best suited for agriculture from the encroachment of incompatible uses; to protect lands designated for eventual urban development to ensure the orderly and beneficial conversion of these lands to nonagricultural use; and to provide appropriate areas for certain predominantly open uses of land which are not injurious to agricultural uses but which may not be harmonious with urban uses. Exhibit 13-1: Key Development Standards for Parcels in the AN Zone

A. The minimum site area shall be ten acres for all permitted uses.
B. Site Area per Dwelling Unit. Each site in the AN district shall have not less than five acres for each dwelling unit located on the site, subject to the exception that employee housing may be located on a site with a lesser area for each dwelling unit (see Chapter 17.21 (Permitted Uses in Residential and Public Zones)). There are no minimum requirements for frontage, width and depth of site. (Ord. 2025-01 § 2 (Exh. 1), 2025)
The maximum site area covered by structures shall be ten percent. (Ord. 2025-01 § 2 (Exh. 1), 2025)
A. Front yard: thirty-five feet, minimum.
B. Side yards: fifteen feet, minimum.

Where there is more than one structure on a site, the minimum distance between a structure used for human habitation and another structure shall be twenty feet. The minimum distance between a structure used for human habitation and a structure housing livestock or poultry shall be fifty feet. (Ord. 2025-01 § 2 (Exh. 1), 2025)
Any structure in an AN zone in which animals or fowl are contained shall be at least two hundred feet distance from any lot in any RA, R, RM, PO or C district, or from any school or institution for human care. (Ord. 2025-01 § 2 (Exh. 1), 2025)
Thirty-five feet high maximum for primary and accessory structures, subject to the exception that tank houses, storage tanks, windmills and silos may exceed thirty-five feet in height. (Ord. 2025-01 § 2 (Exh. 1), 2025)
Fences, walls and hedges shall not exceed four feet in height in a required front yard and seven feet in height elsewhere on a site. (Ord. 2025-01 § 2 (Exh. 1), 2025)
Signs shall be permitted subject to the regulations contained in Chapter 17.51 (Signs and Advertising). (Ord. 2025-01 § 2 (Exh. 1), 2025)
