SECTION III

- DISTRICT AND LAND USE REGULATIONS

3.1. - Establishment of districts.

For the purpose of promoting the public health, safety, morals, and general welfare of the City of Donaldsonville, Louisiana, said City is hereby divided into the following types of districts:

O Open Space district
R-1 Single Family Residential district
R-2 Single Family Residential district
R-3 Multiple Family district
C-1 Limited Commercial district
C-1(A) Expanded Limited Commercial District
C-2 General Commercial district
I Industrial district

3.2. - Boundaries of districts.

The boundaries of the various districts are shown upon maps entitled "Comprehensive Zoning District Map, City of Donaldsonville, Louisiana." The Zoning District Map (see Plate 1) together will all notations, references and other information thereon, is made a part of this ordinance and has the same force and effect as if fully set forth or described herein. The Zoning District Map covers the entire jurisdictional area of the City of Donaldsonville, Louisiana, and shall be properly attested and placed on file in the office of the zoning administrator.

3.3. - Interpretation of district boundaries.

Where uncertainty exists with respect to the boundaries of any of the aforesaid districts as shown on the zoning district map, the following rules shall apply:

A.

Where district boundaries are indicated as following streets, highways, or alleys, the center lines of such streets, highways, or alleys shall be construed to be such boundaries.

B.

Where the land has been or may hereafter be divided into blocks and lots and where district boundaries are so indicated that they approximately follow the lot lines, such lot lines shall be construed to be said boundaries.

C.

In unsubdivided property or tracts, where a district boundary divides a lot, the location of such boundaries, unless same are indicated by dimensions, shall be determined by use of the scale appearing on such maps.

D.

Where boundaries are indicated as following water courses and other natural topographic features, such lines shall be construed to be such boundaries.

E.

Boundaries indicated as approximately following city limits shall be construed as following such city limits.

F.

Boundaries indicated as following railroad lines shall be construed to be midway between the main tracks.

G.

Boundaries indicated as parallel to or extensions of features indicated in subsections A through E of the above shall be so construed.

H.

Distances not specifically indicated on the official zoning map shall be determined by the scale of the map.

I.

Where physical or cultural features existing on the ground are at variance with those shown on the official zoning map, or in other circumstances not covered by subsections A through F, the board of adjustment shall interpret the district boundaries.

3.4. - Regulations of areas under water.

All areas within the corporate limits of the City of Donaldsonville, Louisiana, which are under water and not shown as included within any district, shall be subject to all of the regulations of the district adjacent to the water area. If the water area adjoins two (2) or more districts, the boundaries of each district shall be construed to extend into the water area in a straight line until they intersect.
