ARTICLE VII

Suburban Residential District SR

§ 500-22 Statement of legislative intent.

It is hereby declared to be the intent of the SR District to:
A. 
Protect the character of suburban, moderate density neighborhoods located within designated growth areas, as identified in the Eastern Adams County Joint Comprehensive Plan, by providing for orderly and timely expansion of these neighborhoods for compatible single-family development.
B. 
Prevent the overcrowding of land adjacent to existing moderate-density neighborhoods.
C. 
Exclude incompatible commercial and industrial uses from locating in residential areas.
D. 
Provide opportunities for compatible home-based business opportunities within existing residential neighborhoods.
E. 
Provide for neighborhood-supporting nonresidential uses.
F. 
Provide for accessory buildings of an appropriate size and scale within existing residential neighborhoods.

§ 500-23 Use regulations.

A. 
Permitted uses. The following uses are permitted in the SR District:
(1) 
Single-family detached dwellings.
(2) 
Single-family semidetached dwellings.
(3) 
Two-family dwellings.
(4) 
Group home, in accordance with § 500-44.
(5) 
Schools.
(6) 
Governmental uses.
(7) 
Public and noncommercial parks and recreation uses.
(8) 
Places of worship.
(9) 
Emergency services.
(10) 
Forestry.
B. 
Accessory uses. The following uses are permitted as accessory uses to any permitted principal use in the SR District.
(1) 
Detached accessory structures, including, but not necessarily limited to, detached garages and utility sheds.
(2) 
Wireless communications antennae mounted on an existing building or structure.
(3) 
Home occupations, in accordance with § 500-46.
(4) 
No-impact home-base businesses, in accordance with § 500-51.
(5) 
Family child care, in accordance with § 500-63.
(6) 
Child-care center or group child care (accessory to nonresidential use), in accordance with § 500-64.
C. 
Special exception uses. The following uses are permitted by special exception in the SR District in accordance with the following standards and criteria, any additional reasonable conditions that the Zoning Hearing Board may deem necessary to apply, and in accordance with the procedures set forth in § 500-96 of this chapter:
(1) 
Conversion apartments, in accordance with § 500-41.
(2) 
Accessory dwelling units, in accordance with § 500-38.

§ 500-24 Dimensional standards.

A. 
Minimum lot area.
(1) 
Single-family detached dwelling: 10,000 square feet.
(2) 
Single-family semidetached dwelling: 7,500 square feet for each dwelling unit.
(3) 
Two-family dwelling: 7,500 square feet for each dwelling unit.
(4) 
Conversion apartments: 6,000 square feet for each dwelling unit.
(5) 
All other uses: one acre.
B. 
Minimum lot width.
(1) 
Single-family detached dwelling: 75 feet.
(2) 
Single-family semidetached dwelling: 60 feet for each dwelling unit.
(3) 
Two-family dwelling: 60 feet for each dwelling unit.
(4) 
Conversion apartments: 50 feet for each dwelling unit.
(5) 
All other uses: 150 feet.
C. 
Minimum building setbacks.
(1) 
Front setback: 25 feet.
(2) 
Side setback: 10 feet.
(3) 
Rear setback: 10 feet.
D. 
Maximum lot coverage.
(1) 
Residential uses: 35%.
(2) 
Nonresidential uses: 50%.
E. 
Minimum vegetative coverage.
(1) 
Residential uses: 65%.
(2) 
Nonresidential uses: 50%.
F. 
Maximum building height: 35 feet.
