CHAPTER 18
36 GENERAL PUBLIC ZONING DISTRICT G-P
§ 18.36.010 Purpose.
The G-P classification is reserved for parcels that are owned by a public or semi-public entity that provides facilities or services necessary for the functioning of the community.

§ 18.36.020 Permitted, accessory, conditional and prohibited uses.
Permitted, accessory, conditional and prohibited uses in this district shall be as identified in Chapter 18.40 EMC, District Use Chart. Said uses shall be allowed, as indicated in the district use chart, only after compliance with the provisions of this chapter and all other applicable city of Entiat rules and regulations.

§ 18.36.030 Development standards.
Development in this district shall meet all of the applicable provisions of this title and all other rules, regulations and provisions of the city of Entiat, and shall comply with the following:
(1)
Minimum lot area, lot depth, lot width: that area necessary to comply with all applicable provisions, including without limitation requirements for off-street parking, ingress/egress, lot coverage, landscaping, etc.
(2)
The maximum building height: three stories, or in any event not greater than 40 feet, including all signs or decorations. Where development is adjacent to a residential district, the maximum building height shall be two stories or in any event not greater than 35 feet.
(3)
The maximum lot coverage including all accessory buildings: 50 percent of the total lot area.
(4)
Minimum Yard Setback Areas.
(a)
Front yard setback: 45 feet from the centerline of city streets or 15 feet from the front property line, whichever is greater;
Front yard setbacks from a state highway shall be 40 feet from the front property line when parking is provided, pursuant to this chapter and Chapter 18.46 EMC, Off-Street Parking Requirements, between the building and the front property line, or 20 feet from the front property line when no parking is located between the building and the front property line; and
(b)
Rear yard setback: zero feet from the rear property line, improved access (alley, street) five feet without established access; and
(c)
Side yard setback: zero feet from the side property line; and
(d)
When proposed land uses in this district adjoin different land uses, particularly existing commercial, parks or residential uses and or districts, a buffer area of 15 feet from the side property line shall be established; provided further, that when the lot is adjacent on the rear property line to land in a differing use and or district, the rear yard setback shall be 20 feet from the rear property line. These setbacks shall be created by increasing side and rear yard setbacks and through placement of landscaping to ensure long-range compatibility of various land uses.
(5)
Refuse Storage. All outdoor trash, garbage and refuse storage areas shall be located outside of required setback areas, and shall be screened on all sides from public view and, at a minimum, be enclosed with a sight-obscuring wood, concrete or masonry wall or fence and landscaping on all sides.
(6)
General Storage. Storage of materials and merchandise, other than for display purposes, shall be entirely within an enclosed building and be located outside of required front yard setback areas.
(7)
Parking shall be provided in accordance with Chapter 18.46 EMC, Off-Street Parking Requirements.
(8)
Landscaping shall be provided in accordance with Chapter 18.48 EMC, Landscaping Standards.
(9)
Signs shall be governed according to the provisions of Chapter 18.50 EMC, Signs.
(10)
Security fences; provided:
(a)
That a maximum height limitation of six feet be observed within any required setback area; and
(b)
That a maximum height limitation of eight feet be observed outside of any required setback area.
(11)
Additional access points for trash and other service areas or required parking areas shall have a visual screen of landscaping. Fencing shall be buffered with landscaping. All landscaping requirements shall be consistent with EMC § 18.48.040.
