Design and Use Regulations for Specific Districts

§ 170-119 Schedule of Zoning District Area, Yard and Building Requirements.

The Schedule of Zoning District Area, Yard and Building Requirements is included at the end of this chapter and is a part of this article.

§ 170-120 RA-1 through RA-6 One-Family Detached Residence Districts.

A. 
Principal permitted uses: detached one-family dwellings.
B. 
Accessory uses: such uses as are accessory and customarily incidental to the principal permitted use, including but not limited to garage or garages and parking facilities to serve a principal permitted use; the storing of private motor vehicles owned by the owner; and personal recreation facilities, such as unlighted swimming pools and unlighted tennis courts.
C. 
Conditional uses: professional home office of a physician; houses of worship; supplementary apartments, lighted personal recreation facilities.

§ 170-121 Municipal Use Districts.

A. 
Principal permitted use: municipal buildings, waterworks, post offices, libraries, public schools, sewer plants, other buildings, structures or utilities to serve the public.
B. 
Accessory uses: such uses as are accessory and are customarily incidental to the principal permitted use.

§ 170-122 Educational Use Districts.

A. 
Principal permitted use: public or private kindergartens, primary, elementary, secondary, college or graduate school not operated for profit, and for all structures and uses reasonably related thereto.
B. 
Accessory uses: such uses as are accessory and customarily incidental to the principal permitted use.
C. 
Conditional uses: none.

§ 170-123 Essex County Park District and Municipal Park District.

A. 
Principal permitted use: playgrounds, bird sanctuaries, woodland areas and usual and generally accepted park facilities, structures and uses.
B. 
Accessory uses: such uses as are accessory and customarily incidental to the principal permitted use.
C. 
Conditional uses: wireless communications antennas and wireless communications towers in accordance with the conditions, standards and limitations specified in § 170-142 of the ordinance codified in this chapter.
