Crop and tree farming, but not including the raising of animals or fowl for commercial purposes.

Living quarters for persons regularly employed on the premises (but not including accommodations for transient labor). Such living quarters shall comply with the required building setback restrictions for this zone.

Guest houses used by temporary guests or family members. Guest houses may not be rented or otherwise used as a business venture. Guest houses shall not exceed 900 square feet in living area and must comply with the required building setback restrictions for this zone.

Private swimming pools exclusively used by the residents of the premises and their invited guests.

Private stables, corrals, paddocks and dog runs. Such facilities shall not be closer than 40 feet from any property line nor closer than 40 feet from any dwelling on the same or adjoining property.

Keeping of either household pets or grazing animals subject to stipulated restrictions. The number of household pets such as dogs and cats is limited to four animals per residence (excluding fish and temporary larger numbers of animal offspring for less than four months). Grazing animals are limited in number to one such animal per acre of pervious surface.

Rental of sleeping rooms to not more than two individuals who are not members of the family occupying the residence. No advertising about the availability of such rooms shall be displayed.

The parking of one unoccupied travel trailer or RV, designed for recreational use and not to exceed 45 feet in length shall be permitted behind the front building line of a residence for an unlimited period of time; or for temporary occupancy for up to 14 days; or for temporary loading or unloading for up to 24 hours; provided that no such trailer or RV may be parked on a public street or roadway; and provided that said trailer or RV must be parked on a paved surface. All property owners in violation of this section upon the date of its adoption shall have one year from the date of said adoption to come into compliance herewith.

The storage of pleasure boats and boat trailers not to exceed 45 feet in length shall be permitted behind the front building line of a residence for an unlimited period of time; or for temporary loading or unloading for up to 24 hours; provided that no such boat or trailer may be parked on a public street or roadway; and provided that said boat or trailer must be parked on a paved surface. All property owners in violation of this section upon the date of its adoption shall have one year from the date of said adoption to come into compliance herewith.

Home occupations as defined in section 14.02.020.

Special uses may be allowed in this zone subject to the conditional use regulations in section 14.02.511 et seq.

Detached garages for normal household storage and protection of residents’ vehicles. Such garages may not be used for commercial purposes such as the repair or storage of vehicles for a fee.

Only one residential building shall be permitted on a lot, except as otherwise provided herein.

A septic tank system shall be provided to meet the specified requirements of article 13.05 of this Code of Ordinances.

Specific requirements for individual lots in this zoning classification:

No mobile homes shall be permitted.

Each RE-1.5 development shall have direct access from a public street or road. Internal streets shall be dedicated to the public as public roads or emergency access easements to allow for the rapid and safe movement of vehicles used for purposes of providing emergency health or public safety services. Any public street or emergency access easement shall provide a clear, unobstructed width in compliance with town ordinances pertaining to street and road design; shall connect at each end to a public street; or shall have a turn around cul-de-sac as described herein. Corners at intersecting streets shall have sufficient turning area to permit free movement of emergency vehicles. All streets shall be named with names approved by the town and the United States Postal Service. Street signs will be installed at each intersection and will be of standard size and placement to facilitate location by emergency vehicles.

In developments within this zoning classification, standard town fire hydrants will be provided by the developer and located within 300 feet of every residential structure measured along public roads or public accessways.

Developments within this zoning classification shall have wiring, fixtures, equipment and appurtenances of every electrical wiring system installed and maintained in accordance with applicable codes and regulations of such systems. All distribution and service lines of electrical, telephone, television and other wire-carried type utility shall be located and constructed underground, except that the system of supply lines for multiple subdivision service by utilities may be overhead. Transformers, amplifiers or similar devices associated with the underground lines shall be located upon the ground or below ground level. Where the underground installation of such facilities is not a standard practice of the utilities involved, the subdivider or developer shall make all arrangements for payments associated with the nonstandard installation.

All homes built in developments within this zoning classification shall have smoke and heat detection equipment installed. Such equipment shall be approved by the public works director or his or her designee.

Internal streets within developments in this zoning classification shall intersect adjoining public streets at approximately 90° angles and at locations which will help eliminate or minimize traffic interference.

All cul-de-sacs constructed as part of the public streets within this zone shall be at least 55 feet in radius with a minimum of 45 feet in radius of paving.
