All uses permitted by right in § 600-54 of the LIB District shall also be permitted in the LIB-A District.

All conditional uses permitted in § 600-55 of the LIB District shall also be permitted in the LIB-A District, excluding child day-care centers.

Adult use, as defined in Article II, subject to § 600-141 and the dimensional regulations of § 600-51.

Uses of the same general character as those permitted in § § 600-60 and 600-61, provided that no resource recovery, waste treatment, landfill, or other use having a negative or detrimental impact on the environment, neighboring residents, or surrounding neighborhood shall be permitted. Such use shall be permitted by Borough Council upon the recommendation of the Planning Commission, shall be consistent with the purposes of the district, and shall comply with the performance standards in Article XIX. In determining if a proposed use is of the same general character as the permitted uses, reviewing parties shall evaluate its impacts against the compatibility standards in § 600-119.

All accessory uses permitted in § 600-56 of the LIB District shall also be permitted in the LIB-A District.

Any accessory use on the same lot and customarily incidental to the principal use on the property and not detrimental to the area, as determined by the Zoning Hearing Board.

Tract: two acres.

Yards (front, side, and rear): 30 feet on all sides, increased to 60 feet when abutting a residential district.

Interior yards: 15 feet between a building and an interior street.

Distance from a parking area: 10 feet between a parking area and the principal building.

Distance between buildings: 40 feet.

Impervious surface: 70% maximum.

Height: 40 feet maximum.

In any area where a new building or an addition to an existing building is proposed, a buffer, as defined in Article II, shall be provided at the boundary line with all residential districts. The buffer shall be not less than 40 feet wide at the proposed building or addition as measured from the district boundary line or from the nearest street line where the street serves as the district boundary line. Buffers may be part of side or rear yards. Buffer area requirements shall not be applicable to existing structures or to any change in use relating to an existing structure.

Screening requirements shall not be applicable to existing structures or uses or to any changes in use relating to an existing structure. A planted visual screen, as defined in Article II, or a privacy fence shall be provided and continually maintained where a principal new building or addition is proposed. Planted visual screens shall comply with the requirements of § 600-114 and shall be provided along the property lines with any residential district.

Landscaping requirements shall not be applicable to existing structures or uses or to any changes in use relating to an existing structure. Landscaping, as per § 600-115, shall apply only to areas where a principal new building or addition to a principal existing building is proposed.

Outdoor storage shall be permitted in this district, provided that a planted visual screen, as defined in Article II and subject to § 600-114, is present.

All public utility lines and similar facilities servicing the proposed development shall be installed underground, and electric transformers shall be either placed underground or be enclosed by a planted visual screen.

All exterior lighting shall be arranged so that no direct glare from it shall extend beyond the property line of the tract.

Freestanding light poles shall not exceed 25 feet in height.

All rooftop equipment or other projections shall be completely screened from public streets and adjacent lots.

No products or items or portions thereof shall be processed, assembled, or packaged which shall exceed 30 cubic feet.
