The zoning regulations and districts set forth in this chapter have been made for the general welfare of the inhabitants of the Borough and are intended to achieve, among others, the following purposes: to lessen congestion in the streets, to secure safety from fire and other danger, to provide adequate light and air, to prevent overcrowding of the land, to avoid undue concentration of population, to facilitate the adequate provision of transportation, water, sewerage, schools, parks, and other public requirements, as well as the conservation of the value of land and buildings. These were made with reasonable consideration of the existing character of the various areas of the Borough and their respective suitability for particular uses.
