ARTICLE V

Planned Commercial/Residential Zone: Area, Bulk and Yard Requirements

§ 410-14 Residential uses.

A. 
The following area, bulk and yard requirements shall apply to residential uses in a PCR-1 Zone:
(1) 
Minimum lot area (square feet):
(a) 
Townhouse: 3,000.
(b) 
Garden apartment: 21,780.
(c) 
Mid-rise apartment: 43,560.
(d) 
Planned multiple family: five acres.
(2) 
Minimum lot area per family (square feet):
(a) 
Townhouse: 3,000.
(b) 
Garden apartment: 1,500.
(c) 
Other permitted uses: 870.
(3) 
Minimum lot width: 150 feet for the site.
(4) 
Minimum lot depth: 100 feet for the site.
(5) 
Maximum lot coverage: 50% for the site.
(6) 
Maximum building height (feet/stories):
(a) 
Townhouse: 35/3.
(b) 
Garden apartment: 35/3.
(c) 
Other permitted uses: 70/6.
(7) 
Minimum front yard: 25 feet or subject to § 410-28F, whichever is greater.
(8) 
Minimum side yard: 15 feet or subject to § 410-28F, whichever is greater.
(9) 
Minimum rear yard: 25 feet or 35 feet (if abutting a residential zone) or subject to § 410-28F, whichever is greater.
(10) 
Maximum density (dwelling units per acre):
(a) 
Townhouse: 14.5.
(b) 
Garden apartment: 29.
(c) 
Other permitted uses: 50.
B. 
The following provisions shall also apply to area, bulk and yard restrictions for residential uses in a PCR-1 Zone:
(1) 
Townhouses, garden apartments, mid-rise apartments and planned multiple-family residential units may be constructed atop parking structures so long as the aggregate height does not exceed 70 feet or six stories above ground level.
(2) 
If townhouses are attached, no side yard is required. However, a minimum of 15 feet shall be required between townhouse buildings or between a townhouse building wall and any edge of street, roadway or driveway paving.

§ 410-15 Nonresidential uses.

A. 
The following area, bulk and yard requirements shall apply to nonresidential uses in a PCR-1 Zone:
(1) 
Maximum site coverage: 50%.
(2) 
Maximum building height (feet):
(a) 
Restaurants: 35 (if separate building).
(b) 
Other permitted uses: 70 or six stories.
(3) 
Minimum yard requirements. Front, side and rear yards shall be 15 feet or subject to § 410-28G, whichever is greater. Rear yards shall be at least 35 feet when abutting a residential zone.
(4) 
Maximum floor area ratio.
(a) 
Restaurants: 0.6 (if separate building).
(b) 
Other permitted uses: 1.5.
B. 
The following additional provision shall apply to area, bulk and yard requirements for nonresidential uses in a PCR-1 Zone:
(1) 
Permitted uses may be constructed atop parking structures so long as the aggregate height does not exceed 70 feet or six stories above ground level.
(2) 
If a restaurant is included in a building, which building is more than 1/2 devoted to another permitted use, the maximum floor area ratio (FAR) and the maximum building height for the building (including the restaurant) shall be a FAR of 1.5 and a height of 70 feet or six stories, respectively.

§ 410-16 Other provisions.

A. 
For planned multiple-family residential development groups and planned commercial developments in a PCR-1 Zone, the minimum frontage for the site shall be 300 feet.
B. 
The maximum height of parking structures in a PCR-1 Zone shall be 20 feet or two stories; provided, however, that the maximum height of a parking structure in a PCR-1 Zone may be increased to 30 feet or three stories if the roof above the third story is not used for parking but is developed as an outdoor terrace or other open space amenity.
