ARTICLE I

Short Title, Purpose and Community Development Objectives

§ 175-1 Short title; placement.

This chapter shall be known as the "Franklin Township Zoning Ordinance." It shall be Chapter 175 of the Franklin Township, Adams County, Pennsylvania Code of Ordinances.

§ 175-2 Purpose.

The purpose of these regulations is to promote and protect the harmonious development of the Township by facilitating:
A. 
The preservation and protection of valuable and productive farmland.
B. 
The orderly and efficient integration of land development within the Township.
C. 
Proper density of population.
D. 
Adequate water and sewerage.
E. 
Adequate police protection, fire protection, schools, parks and other public grounds and buildings.
F. 
The protection of water resources and drainage ways.
G. 
Adequate light and air.
H. 
Adequate transportation, parking and loading space.
I. 
The greater health, safety and welfare of the citizens of the Township.
J. 
Adequate sites for recreation, conservation and open space.
K. 
The prevention of blight and overcrowding of land.

§ 175-3 Community development objectives.

This chapter is enacted as part of the overall plan for the orderly growth and development of Franklin Township pursuant to the Northwest Adams Joint Comprehensive Plan, as adopted by Franklin Township on February 4, 2010. As such, this chapter is based upon the expressed or implied community development objectives:
A. 
To preserve and protect valuable and productive farmland.
B. 
To provide for different housing types.
C. 
To allow for future expansion of existing residential neighborhoods.
D. 
To accommodate high-quality industry and to protect the Township from other less desirable industries.
E. 
To allow small-scale retail and other commercial uses along portions of Route 30.
F. 
To encourage continued preservation of open spaces.
