BED AND BREAKFAST FACILITIES
Bed and breakfast shall mean a residential use consisting of one dwelling unit with no more than four rooms or suites that are rented to the public for overnight accommodation for a fee.

(a)
Maintain and display a valid City of Gadsden business license.
(b)
Rental inspections will be conducted annually. Residence must also be in compliance with all building, electrical, and plumbing codes.

Guest rooms shall be a minimum of 120 square feet.
(b)
Residence must have one full bathroom per guest room and one full bathroom for owner.
(c)
Residence shall have one off-street parking space per guest room and two off-street parking spaces for owner.
(d)
Residence must be compatible for use as a bed and breakfast. Additions to a residence will not be allowed to facilitate use as a bed and breakfast.
(e)
Property owner must reside on the property.
(f)
May have one freestanding sign, not to exceed four square feet.
(g)
Food service is limited to breakfast.
(h)
Duration of stay for each guest shall not exceed 30 days.
(i)
Owner must maintain a current guest register.
(j)
Use of residence shall be limited to a bed and breakfast. Parties or events shall not be allowed.

(a)
Operation in an R-1, One-Family Residence District will require a special exception from the planning commission and board of adjustment.
(b)
Operation in the following districts shall be a use by right.
(1)
R-2, Multiple-Family Residence District.
(2)
B-1, Neighborhood Business District
(3)
O-1, Office District.
