Business Medical B-3 District
§ 160-99 Purpose.
The Business Medical (B-3) District is established for the purpose of developing the area adjacent to the general hospital as a low-density, commercial district for the specific purpose of serving the medical profession and the public in general by reducing noise and traffic congestion around the hospital and surrounding residential area. The principal use is for medical services and auxiliary facilities.
§ 160-100 Permitted uses.
In the Business Medical (B-3) District, structures to be erected or land to be used shall be for one or more of the following uses:
A.
Hospitals, general.
B.
Medical and dental offices.
C.
Apothecaries, limited to prescriptions, patent medicines, medical devices and all other items generally found in a drugstore, provided that same are not publicly displayed.
D.
Diagnostic laboratories serving the medical profession.
E.
Dental laboratories.
F.
Dormitory buildings for medical personnel.
G.
Buildings used for training medical technicians and nurses.
H.
Off-street parking as required by this chapter.
I.
Business signs which are ground mounted and which do not exceed 10 square feet, except that larger signs may be permitted for hospitals, offices and dormitories with the approval of the Planning Commission.
J.
Professional offices.
§ 160-101 Setbacks.
Structures shall be located 30 feet or more from any street right-of-way.
§ 160-102 Frontage.
For permitted uses, the minimum lot width at the setback line shall be at least 80 feet, and for each additional permitted use there shall be 10 feet or more of additional lot width at the setback line.
§ 160-103 Yards.
§ 160-104 Height.
Structures may be erected up to 35 feet in height from grade, except that:
A.
The height limit for buildings may be increased up to 45 feet and up to three stories, provided that there are two side yards for each permitted use, each of which is 10 feet or more, plus one foot or more of side yard for each additional foot of building height over 35 feet.
B.
A public or semipublic building such as a general hospital may be erected to a height to 60 feet from grade, provided that required front, side and rear yards shall be increased one foot for each foot in height over 35 feet.
C.
Parapet walls may be up to four feet above the height of the building on which the walls rest.
