CHAPTER 1131

Districts and Zoning Map Established

1131.01 DISTRICTS ESTABLISHED.

   In order to carry out the purpose of this Code, the Village of Glenwillow is hereby divided into the following zoning districts:
   Residential Districts
   CH   Country Home District
   VC-R   Village Center Residential District
   Business and Industrial Districts
   VC-B   Village Center Business District
   L-I   Limited Industrial District
   G-I   General Industrial District
   
   Flood Plain Overlay District

1131.02 ZONE MAP.

   (a)   The Village and boundaries of such Districts are shown on the map entitled "Official Zone Map of the Village of Glenwillow, Ohio", or "Zone Map", on file at the Building Department. This map and all notations, references, data and other information shown thereon, including setback building lines that may be depicted thereon are hereby adopted, incorporated in, and made a part of the Zoning Code and the locations and boundaries of the Districts shown thereon are hereby established.
   (b)   No changes of any nature shall be made to the Official Zone Map or matter shown thereon except in conformity with the procedures set forth in this Code.
   (c)   In the event that the Zone Map becomes damaged, destroyed or lost, Council may by ordinance adopt a new official Zone Map, which shall supersede the prior Map. The new Map may correct drafting or other errors or omissions in the prior Map.

1131.03 DISTRICT BOUNDARY LINES.

   (a)   Boundary Interpretation. All zoning district boundary lines shown on the Zone Map shall be interpreted and determined as follows:
      (1)   Where boundaries apparently follow lot lines and are not more than ten (10) feet therefrom, the lot lines shall be construed to be such boundaries;
      (2)   Where boundaries apparently follow streets or alleys, the center lines of such streets or alleys shall be construed to be such boundaries;
      (3)   Where boundaries approximately follow municipal corporation limits, such boundaries shall be construed as following such limits.
      (4)   In all other cases, the location of any boundary line, unless indicated by dimensions of the Zone Map, shall be determined by the use of the scale appearing thereon.
   (b)   Vacation of Public Ways. Whenever any street or public way is vacated in the manner authorized by law, the zoning districts adjoining each side of the street or public way shall be automatically extended to the center of such vacations and all area included in the vacation shall thereafter be subject to all regulations of the extended districts.
   (c)   Dispute Concerning Location of Boundaries. All disputes concerning the exact location of zoning district boundaries shall be resolved by the Planning Commission.
