CHAPTER 6

INDUSTRIAL D ZONE

10-6-1: PERMITTED USES:

Permitted uses are:
Any use permitted in A, B and C zones.
Animal Rescue Shelter - An establishment, maintained by a governmental entity or a 501(c)(3) charitable organization, that provides a temporary home for dogs, cats, and other animals permitted in zone B, excluding “other livestock” as defined in subsection D3 of the definition of “other livestock” in section 10-4b-1 of this title, that are offered for adoption, and puts to sleep homeless animals that have been deemed unsuitable for adoption. This use is only allowed on land in Industrial D Zone lying north of the Grangeville Truck Route.
Artificial limb manufacturing.
Bakeries, wholesale.
Beverage bottling and distributing stations.
Blacksmith shops.
Box manufacturing.
Broom manufacturing.
Building equipment, sand and gravel yards, and yards for constructing equipment, maintenance or operating equipment of public agencies or public utilities, or materials or equipment of similar nature.
Bus line shops and garages.
Canvas goods fabrication.
Caring, express hauling or storage yards.
Carpet and rug cleaners.
Cement block manufacturing, when done wholly within a building.
Chick hatcheries.
Cleaning and dyeing establishments.
Clothing and dress manufacturing.
Creameries, wholesale only.
Drapery and bedding manufacturing.
Electrical appliance and electronic instrument and assembly.
Food processing and dehydrating for human consumption, but not including the processing of sauerkraut, fish products, gelatin, sausage casings from animal products, starch, dextrin, glucose, sugar, vinegar, yeast and the rendering or refining of fats and oils.
Furniture manufacturing and upholstering.
Grain elevators and seed processing plants.
Greenhouses, wholesale growers only.
Heating and sheet metal fabrications when not operated as part of a retail plumbing and heating shop.
Ice manufacturing.
Laboratories for scientific experiments.
Laundries, more than one thousand (1,000) pounds' daily capacity.
Machine shops and metal products manufacturing.
Manufacture, compounding, assembling or treatment of articles of merchandise from the following list of previously prepared materials: bone, cellophane, canvas, cloth, cork, feathers, felt, fiber, furs, glass, hair, horn, tanned leather, paper, plastics, precious or semiprecious metals or stones, shell, textiles, wood.
Manufacture of:
Cosmetics and pharmaceuticals.
Pottery and figurines or any other similar ceramic products using only previously pulverized clay and kilns fired only by electricity or gas.
Manufacturing establishments that can be operated without creating objectionable noise, odor, dust, smoke, gas, fumes, or vapor and that has a use compatible with the use and occupancy of adjoining properties.
Plastic products manufacturing, but not including the processing of the raw materials.
Processing and sale of feed grains.
Public utility electric substations and distribution centers, gas regulation centers and underground gas holder stations.
Recreational vehicle parks, doublewide manufactured housing parks, mobile home courts or parks.
Sawmills and planer mills.
Stone, marble and granite grinding and cutting.
Storage and warehouses.
Storage of flammable liquids, fats or oil in tanks, each of fifty thousand (50,000) gallons or less capacity, but only after the location and protective measures have been approved by local governing officials.
Tool and dye shops.
Trailer courts or parks.
Truck or bus storage yards, including truck terminals.

10-6-2: SETBACK REQUIREMENTS:

No yard area shall be required, except when a lot abuts on a residential zone, in which case there shall be a five foot (5') setback for any yard abutting on a residential zone. (Ord. 812, 3-5-2007)

10-6-3: BUILDING HEIGHT:

There shall be no height restriction. (Ord. 769, 2-17-2004)

10-6-4: MANUFACTURED AND MOBILE HOMES:

   A.   Manufactured homes of all widths defined in chapter 2 of this title, or multi-sectional mobile homes if constructed after June 15, 1976, or multi-sectional mobile homes if constructed prior to June 15, 1976, that have been rehabilitated in accordance with the provisions of title 44, chapter 22 of the Idaho Code may be permitted in industrial D zone.
   B.   No pre-June 1976 mobile homes, unless specifically allowed in this section, even if rehabilitated, may be located within the industrial D zone unless they are located in mobile home courts or parks as defined in section 10-8-1 of this title.
   C.   Any singlewide mobile home, as defined in this title, in place and installed as of the date of this amendment shall be permitted to continue in place within the industrial D zone, but may not be moved to any other place in the city unless they are: 1) rehabilitated as required by state code, and 2) moved to qualifying mobile home parks or courts as described in this code.
