CHAPTER 17

32 - R-2 GENERAL RESIDENTIAL DISTRICT

17.32.010 - Purpose.

This is a district designed for residential use with protection from objectionable influences.

17.32.020 - Permitted uses and structures.

A.

Single-family dwellings, and secondary structures and uses if accessory to a dwelling.

B.

Two-family dwellings.

C.

Home occupations (see Section 17.60.050).

D.

Home day cares.

E.

Short-term rentals (see Section 17.60.020).

F.

Parks.

17.32.030 - Conditional uses.

A.

Schools (see Section 17.60.030);

B.

Churches (see Section 17.60.040);

C.

Mobile home parks;

D.

Multiple-family dwellings.

17.32.040 - Building site.

A.

Minimum Lot Size. Ten thousand square feet for the first dwelling unit, one thousand five hundred square feet for each additional unit, or the larger lot-area required by health regulations for the intended method of sewage disposal and water system.

B.

Minimum Yard Requirements.

1.

Front Yard. Twenty-five feet.

2.

Side Yard.

a.

Multiple-Family Dwellings. Height of the building.

b.

Single- and Two-Family Dwellings. Ten feet, or ten percent of the width of the lot at the front setback line, but not less than five feet.

3.

Rear Yard.

a.

Single- and Two-Family Dwellings. Twenty-five feet, or ten percent of the lot-depth, but not less than ten feet.

b.

Multiple-Family Dwellings. Height of the building, plus ten feet.

C.

Maximum lot coverage by impervious surface: Thirty-three percent of total lot area.

D.

Maximum Density. One dwelling unit per the first ten thousand square feet, additional dwelling units per each additional one thousand five hundred square feet, or the maximum density allowed by health regulations for the intended method of sewage disposal and water system.

17.32.050 - Prohibited uses and structures.

A.

All commercial uses;

B.

All industrial uses;

C.

Recreational vehicle parks and campgrounds.
