(A) Establishment. The C-2 District is established to provide areas for retail trade that are associated with the city's Central Business District.
(B) Uses permitted. The following uses shall be permitted in the C-2 District, plus such other uses as the Board may deem to be similar in nature. All uses shall be subject to the Property Development Standards in §§ 153.051(D) and 153.079: All uses permitted in the “C-1” District
Assembly halls for non-profit organizations
Boarding or lodging house
Hotel or motel (excluding apartments)
Municipal or government buildings
Printing shop and newspaper
Railway or motor bus station
Studio business (art, interior decorating, music, etc.)
(C) Special uses. The following uses may be permitted by special use permit as provided for in § 153.107: Locker, cold storage for individual use
(D) Property development standards. The following property development standards shall apply to all land and structures in the C-2 Central Business District:
(1) Minimum lot area. No minimum lot area requirement.
(2) Lot dimensions. No minimum lot dimension requirements.
(3) Building height. No building or structure, located in this District may be changed or erected so as to have a height greater than 40 feet.
(4) Yards. No building shall be erected or enlarged unless the following yard setback requirements are provided:
(a) No minimum front yard requirements.
(b) No minimum side yards requirements.
(c) No minimum rear yard requirements.
(5) Off-street parking. The provisions of §§ 153.90 - 153.093 concerning off-street parking shall apply. (E) Conditional uses. The following conditional uses may be permitted in specific situations in accordance with the procedures outlined in § 153.051, as appropriate. Adult-use cannabis dispensing organization
