§ 205-18 Multiple occupancy buildings.

A.
As permitted in (CC) Community Commercial and (CC-II) Community Commercial-II Districts. Any residential use hereinafter created as part of a multiple occupancy building shall as a minimum comply with the requirements for conversions as provided in the (R-2) General Residential District regulations.
B.
As permitted in the (HC) Highway Commercial District. A multiple occupancy building in a (HC) Highway Commercial District shall contain 15,000 square feet of lot area for the first use in accordance with § 205-19, below, and 2,500 square feet for each subsequent use. Residential uses shall, in addition, comply with the minimum requirements for conversions as provided in the (R-2) General Residential District regulations.
C.
As permitted in the (MX) Mixed Use District. Any commercial use component must be a commercial use permitted in the MX District.

§ 205-19 Detached commercial and industrial uses.

Any commercial or multiple occupancy use that includes a commercial component use which is adjacent to a residential district shall be screened along the adjacent property line as defined in this chapter. All new residential uses in the Mixed Use District shall be screened from adjacent lots, unless the adjacent lot is located in the R-1 or R-2 District.
§ 205-19.2 Institutional District.

Any use in the Institutional District shall be screened from adjacent properties as "screening" is defined in this chapter.
§ 205-20 Exceptions.
The general principles of design and the minimum area requirements stipulated in this chapter may be varied by the Borough Council upon recommendation of the subdivider or developer and the Planning Commission in the case of a project large enough to constitute a more or less self-contained neighborhood, industrial park or commercial center. Such a project shall be developed in accordance with an overall plan safe-guarded by appropriate restrictions, which in the judgment of the Council has made adequate provisions for all essential requirements. Provided, however, that no modification shall be granted by the Council which would conflict with features of any adopted long-range plan of the Borough or with the intent and purpose of the general principles of design and minimum requirements of this chapter.
