The R-20 Senior Citizen Housing District is designed to provide housing to the aging. Twenty-five percent of housing constructed within this district shall conform to the Council on Affordable Housing Regulations providing affordable living to our senior citizens.

The affordable housing standards of N.J.S.A. 52:27D-301 et seq. as interpreted by the Council on Affordable Housing are a requirement of this district. Specifically, 12.5% of all units developed in this district shall provide housing opportunities for moderate-income families. A moderate-income family is defined as a family where the income is between 50% and 80% of the mean income for the region. In addition, 12.5% of all units shall be available to low-income families, where their income is less than 50% of the mean income for the region. All affordable units will be deed-restricted for resale only for low- and moderate-income families pursuant to COAH regulations.

Townhomes, garden apartments, condominiums.

Congregate care facilities and/or religious (nonprofit) sponsored life-care facilities.

A density of not more than 10 dwelling units per gross acre.

Minimum tract size of five acres with frontage on an arterial road.

All uses in this district shall remain age restricted to 52 or older as permitted by federal law.

Minimum open space and recreational requirements.

All other area regulations (§ 700-25) as permitted in R-10, shall apply.
