ARTICLE VI
Industrial Districts
§ 350-15 I-1 Districts.
The following regulations shall apply in all I-1 Districts:
A.
Uses permitted: any of the following, provided that they are not noxious or offensive by reason of the emission of odor, dust, gas, smoke or noise or are not a menace or hazard to public welfare, health, safety or morals:
(1)
Office buildings.
(2)
Cabinetmaking.
(3)
Film processing.
(5)
Radio and television studios, but not transmitters.
(6)
Scientific research laboratories not involving the dumping of waste products.
(7)
Other uses, including mixed uses, which, in the opinion of the Zoning Board of Adjustment, are of the same general character as those listed as permitted uses and which will not be detrimental to the district in which they are located.
(8)
Any use permitted in the B-2 District, except residential uses, subject to all the provisions specified for use in such district.

Permitted conditional uses:

(a)
A satellite antenna which complies with the following requirements:
[1]
The surface of any reflective dish shall not exceed 12 square feet.
[2]
The dish shall be erected on a secure ground-mounted foundation.
[3]
The overall height from the mean ground level to the highest point of the antenna or any attachments thereto when extended to their full height shall be no more than seven feet.
[4]
The antenna shall be located in the rear yard and shall not violate the yard and setback requirements of the main building.
[5]
The antenna shall be located and screened to minimize motor noise and visibility from the street and adjacent properties. The ability of the applicant to install the dish in an unobtrusive location and to minimize the noise impact on adjacent properties shall be a major factor in determining whether or not the conditional use is approved.
[6]
The antenna shall be designed for use by residents of the main building only.
[7]
There shall be only one antenna per building lot.
B.
All uses or structures not specifically permitted are prohibited.

C.
Building height limit: not less than 10 feet and not more than 35 feet.
D.
Percentage of lot coverage: 50%.
G.
Principal building limit. Not more than one principal building shall be permitted on any lot described in this section.
