ARTICLE IV

General Requirements

§ 165-9 Construal of provisions; applicability.

In interpreting and applying the provisions of this Part 1, the requirements contained herein are declared to be the minimum requirements for the protection of the public health, morals, safety, comfort, convenience and general welfare of the community. Except as hereinafter provided, the following general regulations shall apply.

§ 165-10 Conformance required; prohibited uses.

No structure shall be erected, constructed, altered, enlarged, restored, converted, demolished or relocated, nor shall any land or structure be used, designed or arranged to be used, for any purpose or in any manner except in conformity with this Part 1 and with the specific regulations for the district in which such structure or land is located. Any use not specifically permitted by this Part 1 is prohibited.

§ 165-11 Lot required for every main building.

A. 
There shall be no more than one main building and its accessory structures on any lot.
B. 
Maximum number of buildings per lot. The maximum number of buildings includes the main residential structure and a detached garage, barn, cabana, studio, guesthouse, greenhouse, gazebo and shed.

B and B1 Zone: two buildings.
(2) 
A and A1 Zone: four buildings.

§ 165-12 Yards and open space to apply to only one building.

No yard or other open space about any building for the purpose of complying with the provisions of this Part 1 shall be included as any part of the yard or open space for any other building, and no yard or other open space on one lot shall be considered as a yard or open space for a building on any other lot.
