ZONING DISTRICTS AND BOUNDARIES
(a)
Designation of districts. In order to carry out the intent and purpose of this article, unincorporated Heard County is hereby divided into the following districts:

District intent and purpose. The intended purpose for the districts shall be as follows:
(1)
Agricultural district (general farming) (A-1). The agricultural district is intended to provide low-density residential areas with land uses compatible with agricultural uses.
(2)
Rural development district (RD). The purpose of the rural development district is to provide a low-density residential area with no public sewerage and to preserve the rural character of the county.
(3)
Single-family residential (R-1). The purpose of the single-family residential district is to provide a higher to medium-density residential district which is served by public water systems.
(4)
Multifamily residential(MR). The multifamily residential district is designed to provide high-density residential areas which have either public water facilities.
(5)
Manufactured home park (MHP). The manufactured home park district is designed to encourage the development of manufactured home parks and related facilities within a well-planned environment.
(6)
General commercial (GC). The general commercial district is established to provide a location for commercial growth in neighborhoods and along highway corridors.
(7)
Industrial district (I). The industrial district is established to provide appropriate locations for industrial operations.
(8)
Flood hazard district (FHD). The limits of the flood hazard district are hereby determined to be areas subject to frequent periodic flooding and delineated alluvial soils. These areas are also defined by the floodplain management department of the department of natural resources and delineated by the flood insurance rate map as part of the national flood insurance program.
(9)
Historic area overlay (HAO). The historic area overlay district is an overlay district designed to preserve and protect historic areas in the county and provide guidelines for rehabilitation of these areas.
(10)
River corridor protection district (RCP). The river corridor protection district is an overlay district designed to preserve and protect water quality, river corridor, wildlife habitat, to aid erosion control and to absorb floodwaters. This district is delineated by a 100-foot buffer on both sides of the river bed and no drainfields are permitted in this buffer.

Estate lot with averaging (EL-A). The purpose of the estate lot with averaging district to allow large lot development with lot size averaging from seven and one-half acres from not less than five acres and to allow lots to be served by private ingress/egress/utility easements.

The boundaries of zoning districts are shown upon the map designated as the official zoning district map. The zoning map and all notations, references and other information shown thereon are available in the county clerk's office and have the same force and effect as if the zoning district map and all the notations references and other information shown thereon were fully set forth and described herein, which zoning district map is properly attested and is on file with the county zoning administrator.

(a)
The district boundaries shown on the zoning district map are generally intended to follow streets, alleys or lot lines; where the districts designated on said map are bounded by such street, alley or lot line, the centerline of the street, alley or lot line shall be the boundary of the district unless such boundary is otherwise indicated on the map. In all other cases, the district boundary line shall be determined by use of the scale appearing on the official zoning map.
(b)
When the boundary line of a district divides a lot or tract held in single ownership at the time of adoption of the ordinance from which this article is derived, the boundary line may be allowed to extend a distance of not more than 50 feet to the least restrictive zoned district.
