Such use does not constitute a fire, explosive, radiation or other physical hazard.

No water pollution or other health hazard results from the operation of such use.

Such use does not create unusual traffic hazards or congestion by reason of the type of vehicles required in connection therewith or by reason of the manner in which traffic enters or leaves the site thereof, and no storage of materials or merchandise takes place outside of the building.

No building permit or certificate of occupancy shall be granted without the approval of the site plan by the Village Board.
