ARTICLE V

- APPLICATION OF REGULATIONS

Except as hereinafter provided:


Section 51. - Use.

No building or land shall hereafter be used or occupied and no building or structure or part thereof shall be erected, moved or structurally altered except in conformity with the regulations of this ordinance or amendments thereto, for the district in which it is located.

Section 52. - Height and density.

No building shall hereafter be erected or altered so as to exceed the height limits, or to exceed the density regulations of this ordinance for the district in which it is located.

Section 53. - Lot size.

No lot, even though it may consist of one or more adjacent lots of record, shall be reduced in size so that the lot width or depth, front, side or rear yards, lot area per family or other requirements of this ordinance are not maintained.

Section 54. - Yard use limitations.

No part of a yard or other open space required about any building for the purpose of complying with the provisions of this ordinance shall be included as a part of a yard or other open space similarly required for another building.

Section 55. - Only one principal building on any lot.

Only one principal building and its customary accessory buildings may hereafter be erected on any lot, nor shall any building be erected on any lot which does not abut at least 25 feet on a publicly dedicated street.

Section 56. - Necessary repairs permitted.

Nothing in this ordinance shall prevent the strengthening or restoration to a safe or lawful condition of any part of any building or structure declared unsafe or unlawful by the building inspector, fire chief, or any other duly authorized city official.

Section 57. - Prohibited when not specified.

If not otherwise stated, it is the intent of this ordinance that any use not specifically permitted in the use district as provided under article VII shall be prohibited in that district.
