(A) General. A building may be erected, altered or used and a lot may be occupied or used for any of the following purposes and no other upon compliance with the provisions of this section. Any party seeking to utilize a building or lot for use within this Zoning District shall be required to apply for a special use permit from the Board of Zoning Appeals. Any petitioner for a special use permit for any of the following uses shall have the burden of demonstrating to the satisfaction of the Board of Zoning Appeals that such use is an appropriate, safe and proper use of the building and/or lot and shall further have the burden of demonstrating to the satisfaction of the Board of Zoning Appeals that provisions will be made to adequately reduce and/or minimize the noxious, offensive, dangerous or hazardous feature or features of such use. A petitioner shall also be required to comply with all other requirements, statutory or otherwise, of the Board of Zoning Appeals in applying for a special use permit for any of the following uses. All uses within this Zoning District shall be permitted only upon receipt of authorization with a special use permit from the Board of Zoning Appeals.
(B) Manufacturing establishments.
(4) Beverages, non-alcoholic.
(9) Canvas or like products.
(11) Chemicals, compounding or packaging.
(12) Contractor’s storage yard.
(14) Electrical appliances, excluding machinery.
(17) Gun clubs, skeet or target ranges.
(20) Jute and hemp products.
(21) Laboratories, industrial.
(22) Leather products and luggage.
(28) Mining or excavations (sand, clay and the like.)
(29) Municipal facilities and public utilities.
(30) Musical instruments.
(31) Optical equipment, clocks, instruments.
(32) Orthopedic and medical appliances.
(38) Sporting and athletic equipment.
(41) Toys and novelty products.
(42) Transient amusement enterprises.
(45) Venetian blinds and similar products.
(48) Any uses of similar nature and character to the uses described herein.
