80 - KINGSTON AIRPORT SPECIAL ZONE—KR-A1

The purpose of the Kingston Airport Special Zone is to provide land owners adjacent to the Kingston Airport the ability to construct aircraft hangars in accordance with past practice and as originally intended in the Kingston Stream Sites Declaration of Covenants, Conditions and Restrictions.

For the purposes of this chapter the Kingston Airport Zone boundaries encompass:
Blocks A, B, L and K as depicted on the Kingston Canyon Stream Sites map and adopted by the Lander County Board of Commissioners on July 7, 1969.

The following uses and their accessory uses are permitted subject to all applicable county ordinances, current FAA Airport Advisory Circulars and FAA regulations. Uses permitted on a parcel with the required area and required width, located within the Kingston Airport Zone are as follows:
1.
All permitted uses listed in Lander County Code Section 17.40.010, Single-Family Residential District - R-1.
2.
Single-family dwelling with attached or detached aircraft hangar.
3.
Aircraft hangars. Given the residential nature of this area and the overriding R-1 zoning, no person may reside in or stay overnight in any hangar which does not contain a previously approved residential living area.
4.
Aircraft tie down areas.
5.
Exterior lighting devices as required for safety. All building and other exterior lighting shall illuminate downward and be shielded to prevent glare.
6.
Fuel storage for personal or emergency use per the Lander County Fire Code.
7.
Aircraft navigational aids, subject to a special use permit and complying with FAA requirements.

All location plans for buildings or other structures and their height at the proposed location, constructed parcels which are contiguous to a runway or taxiway must be inspected and approved by Lander County and the Nevada Department of Transportation to ensure compliance with all current FAA advisory circulars and other requirements.

Setback requirements are as listed in Lander County Code Section 17.40.030, Single-Family Residential District—R-1 and must comply with FAA distance and height requirements.

No building shall be allowed within the approach or departure ends of runways 7, 25, 16 or 34 per FAA requirements including FAR part 77 and AC 150.5300-13.
