ARTICLE III
Establishment of Districts
§ 315-4 District classification.
The Village is hereby divided into the following classes of Districts:
R-4A | One-Family Rural Residence District (four acres) |
R-2A | One-Family Residence District (two acres) |
R-1A | One-Family Residence District (one acre) |
R-15 | One-Family Residence District (15,000 square feet) |
§ 315-5 Zoning Map.
Said districts are bounded and defined as shown on a series of maps procured from the Nassau County Land and Tax Map Department, adopted collectively as the "Zoning District Map of the Village of Lattingtown," on May 22, 1962, and certified by the Village Clerk, an extract of which map appears at the end of this text for information only and which, with all explanatory matter thereon, is hereby made a part of this chapter.[1] The "Zoning District Map of the Village of Lattingtown," adopted collectively on May 22, 1962, is amended so that the following area is placed in the Village's R-1A One-Family Residence District (one acre):
Lots 29, 30, 430 and 417 of Block G, Section 30; |
Lots 602, 603, 604, 605, 606, 607, 608, 609, 610, 613 and 614 of Block H, Section 30; and |
Lots 25 and 439 of Block 66, Section 30; all as shown on the Nassau County Land and Tax Map. |

§ 315-6 Interpretation of district boundaries.
Where uncertainty exists as to the locations of any boundaries shown on the Zoning Map, the following rules shall apply:
A.
District boundary lines are intended to follow streets, rights-of-way, watercourses, or lot lines, or be parallel or perpendicular thereto, unless such district boundary lines are fixed by dimensions or are otherwise shown on the "Zoning District Map" above referred to.
B.
Where district boundaries are indicated as following approximately streets, rights-of-way, or watercourses, the center lines thereof shall be construed to be such boundaries.
C.
Where district boundaries are so indicated that they approximately follow the edge of lakes, ponds, reservoirs or other bodies of water, the mean high-water lines thereof shall be construed to be the district boundaries.
D.
Where district boundaries are so indicated that they approximately follow lot lines, such lot lines shall be construed to be such boundaries.
E.
If the district classification of any land is in question, it shall be deemed to be in the most restrictive adjoining district.
§ 315-7 Order of restrictiveness.
Where districts are referred to as "more restrictive" or "less restrictive," the designation shall refer to the order in which the districts are named above, the first named being the most restrictive.
§ 315-8 Lots in two or more districts.
Where a lot in one ownership of record is divided by one or more district boundary lines, regulations for the less restricted portion or portions of such lot shall not extend into the more restricted portion or portions.
