- ZONING DISTRICTS
The official zoning map of the city shall be a comprehensive parcel map of the city depicting the various zoning districts as defined in the code of ordinances. The of zoning map shall be located in the office of the city clerk in City Hall and available for public inspection during normal business hours.
All duly enacted amendments to the zoning map since the last ratification shall be so designated in the revised zoning map and upon adoption and ratification by the city council shall become a part of the official zoning map and included as a part of this chapter.

(a)
The single-family residential district R-1A allows up to four dwelling units per acre with provisions for customary accessory use. Commercial, industrial or other uses that would interfere with residential character of this district are prohibited. All buildings shall conform to the minimum requirements for setbacks and height in section 102-226.
(b)
Within the R-1A residential districts the following uses are permitted:
(1)
Single-family dwellings.
a.
Minimum square footage required shall not be less than 1,000 square feet.
(2)
Public and private schools offering general education courses.
(3)
Churches; provided that:
a.
They are located on a major collector street;
b.
The buildings are placed not less that 50 feet from any property line; and
c.
There is a planted buffer strip at least ten feet wide along the side and rear property lines.
(4)
Public and semipublic recreation facilities and grounds.
(5)
Customary incidental home occupations including the office of a physician, dentist, lawyer, artist, musician, architect, engineer, or the accommodation of not more than two boarders or roomers; provided, there is no external evidence of such occupation except an announcement or professional sign not more than two square feet in area and that the operations are conducted within a dwelling by not more than one person in addition to those persons living therein and the place occupied is a part of the house.
(6)
Customary accessory buildings, including private garages and non-commercial greenhouses and workshops; provided, they are located in the rear yard and not closer than five feet to any lot line.
(7)
Nursery schools or kindergartens provided that there are at least 150 square feet of outdoor play area for each child and the play area is enclosed by a woven wire fence at least five feet high.
(8)
Church bulletin boards not exceeding 12 square feet in area.
(9)
Signs not more than eight square feet in area advertising the sale or rental of the property on which they are located.
(10)
Electric transformers or gas regulator stations, if essential for the service to the zoning district in which it is proposed to be located provided that:
a.
The structures are placed not less than 50 feet from any property line;
b.
No vehicles or equipment are stored on the premises;
c.
The lot is suitably landscaped; and
d.
There is a planted buffer strip at least ten feet wide along the side and rear property lines.

Railroad lines and passenger stations.
(12)
Agriculture but not including the commercial raising of livestock or poultry.
(13)
Subdivision signs with area not more than 30 square feet, one sign for each subdivision to be located on the subdivision site.

(a)
Within the R-1B district, any use permitted in the R-1A residential district is permitted.
(b)
The single-family residential district (R-1B) allows up to five dwelling units per acre with provisions for customary accessory building.
(c)
Commercial, industrial or other uses that would interfere with residential character of this district are prohibited.
(d)
All buildings shall conform to the minimum requirements for setback and maximum height in section 102-226.
(e)
The minimum square footage required shall be no less than 800 square feet for dwellings in R-1B single-family residential districts.

The two-family residential district (R-2) allows up to eight dwelling units per acre for single-family or two-family dwelling units with provisions for customary accessory use.
(b)
All buildings shall conform to minimum requirements for setback and maximum height in section 102-226.
(c)
Within the R-2 residential districts the following uses are permitted:
(1)
Any use permitted in the R-1B residential districts.
(2)
Two-family dwellings.

(a)
The multi-family residential district (R-3) allows up to 20 units per acre with provisions for customary accessory use.
(b)
All buildings shall conform to minimum requirements for setback and maximum height in section 102-226.
(c)
Within the R-3 residential districts the following uses are permitted:
(1)
Any use permitted in the R-2 residential districts.
(2)
Row houses.
(3)
Apartment houses.
(4)
Apartment hotels.
(5)
Boarding and rooming houses.
(6)
Nursing homes and hospitals.
(7)
Fraternal organizations and clubs not operated for a profit; provided that:
a.
They are located on a major or collector street;
b.
The buildings are placed not less than 50 feet from the property line; and
c.
There is a planted buffer strip of ten feet wide at least along the side and rear lot lines.

Trailer courts; provided, that:
a.
They contain a minimum of eight acres;
b.
The minimum square per trailer is 2,000 square feet;
c.
There is at least 15 feet between trailers; and
d.
Water, sewer and electric connections are furnished to each trailer location.
