AR Agricultural Residential District
§ 158-11 Purpose and intent.
The purpose of the AR Agricultural Residential District is to promote the preservation of existing agricultural lands, open spaces and the rural character within the Town of LeRay. This district provides limited opportunities for low-intensity residential development, agricultural uses, and complementary commercial services, but such activity must be designed and sited so as to minimize disturbance to and loss of agricultural lands and negative impacts upon the district's rural character.
§ 158-12 Permitted uses.
The following uses are permitted within the Agricultural Residential District:

§ 158-13 Dimensional requirements.
The following dimensional requirements apply to all lots within the Agricultural Residential District:
D.
Maximum building height: 35 feet; exception for those in county-adopted state-certified Agricultural Districts.
E.
Maximum impervious surface coverage: 35% of total lot area.
F.
Maximum development density:
(1)
The maximum dwelling unit density for a subdivision which creates greater than or equal to three additional lots shall not exceed two units per acre, including the parent parcel.
(2)
Dwelling unit density shall be calculated from the aggregate total area subdivided from the parent parcel, inclusive of common property, rights-of-way, and easements necessary to effectuate such subdivision, excluding any remaining lands of the parent parcel not part of a proposed building lot, pursuant to the regulations of this chapter and Chapter 135.
§ 158-14 Design standards for nonagricultural uses.
The following design standards shall be utilized for new nonresidential and nonagricultural development applications within the Agricultural Residential District:
A.
Site design and building design.
(1)
Buildings should be oriented with front facades parallel to the street.
(2)
Nonagricultural accessory structures shall be 10 feet or more from any property line.
(3)
Primary building entrances should face a street or drive. At the discretion of the Planning Board, a side or rear entry for nonresidential structures may also be permitted depending on the site layout.
(4)
Primary entries shall receive design considerations, details, and treatments consistent with primary facades and shall be prominently designed and constructed.
(5)
Windows shall be of a scale, proportion and extent appropriate to the overall architectural style of the building.
(6)
Window openings shall be trimmed with an appropriate material (brick, stone, wood, wood-like, cementitious board, vinyl or aluminum) to provide added definition to the overall facade.
B.
Building materials.
(1)
Standard masonry block walls shall be prohibited on any primary facade.
(2)
Decorative masonry materials such as split-face and textured-finish blocks are permitted as a primary finished building material.
(3)
Unfinished dimensional or sheet lumber shall not be utilized on finished building or signage exteriors.
(4)
All structures shall be of professional quality and workmanship and constructed of robust, durable, and weather-resistant materials.
C.
Buffer zones and landscaping requirements. The following shall be required for nonresidential and nonagricultural uses, except as specified below, in addition to those standards in §§ 158-68 through 158-71 and § 135-21:
(1)
The use of approved fencing no more than six feet in height shall be permitted, in addition to vegetation, but shall not be permitted as a sole means of screening.
D.
Lighting systems. The following shall be required in addition to those standards in §§ 158-75 and 158-76 for nonresidential and nonagricultural buildings:
(1)
Fixtures shall be a maximum of 30 feet in height, and in no instances shall pole-mounted fixtures be taller than the principal structure on said lot.

F.
Open space and recreation. For nonresidential and nonagricultural projects, a minimum of 25% of the lot area shall be devoted to open space, inclusive of the area devoted to required buffer zones pursuant to § 158-14C and the aggregate area of internal parking lot medians and islands.
G.
Accessory structures. There is no limit to the number or gross floor area of accessory structures in the AR District.
